What do I do if I want to add some language to the lease after the term begins? is this done by addendum to the lease, or is that just in the beginning..? Specifically, mold issues came up months after the lease was sign..can I introduce a mold addendum now or wait until the lease expires? --24.18.xx.xxx

For me i would take care of the issue. I would not renewc lease with current tenant as the issue will forever be the reason for every problem. I would start with new tenant, super clean house and new lease terms. --99.203.xx.xxx

If you have a year lease you can't make changes until the lease us ended. If it's month to month you can make changes with thirty to sixty days notice.

If the tenant is creating the mold you can send them a notice to stop whatever behavior is causing it like leaving windows open in the rain.

I would look at the problem and get a professional opinion because sometimes tenants use mold to with hold rent payments. YOu want to find out what kind it is and if it is mold or mildew. Some molds are dangerous and some people are just allergic to any mold. I had a bad tenant who left the windows open facing a back yard with trees and she was allergic and I had to call a mold expert who told her to shut eh windows and use the AC. It was just mold that is found naturally everywhere on trees. --73.178.xxx.xx

A written contract such as a lease, can be modified in writing with mutual consent and signature of both parties. I doubt your tenant would sign a mold addendum after mold has been found. Fix the problem. If it is something the tenant is doing to cause the mold put the correction in writing and demand the Tenant correct their behavior. --67.149.xxx.xx
