When and if anyone adds a roommate :

1. Do you have new tenant sign a lease or do you have a separate document that adds them to the existing lease ?

2. Do you add an additional deposit or fee for the new roommate even if the deposit and last month is paid in full by existing tenant?

Any other specifics or advice is greatly appreciated.

It's usually a surprise so I try to figure out what the situation really is. If cousin moves in because he/she is currently homeless I do nothing unless the person starts making trouble. It's basically only an increase in water use. If it amounts to a lot I make a rent increase since I have month to month leases. If I had someone in a two br ask me if they could add a room mate I would have to explain that there is no subletting and do some sort of application for the room mate. Most of the time I do nothing since there is now more money coming in for the tenant and more likely that rent will be on time. A year ago I had a young couple move in and suddenly there was a third person who turned out to be a brother in need of a place to stay. I did nothing and he turned out to be better than either of the two tenants. He got another job and moved out and the two tenants found themselves having to budget a little tighter and my rent became a bit later. But they seem to be coping now. --73.178.xxx.xx
