Seems to me the available good tenant pool has dried up over the last couple years. New good applicants are few.
Lying, useless applicants are legion.
What things on their applications or in your checking them out mean an instant NO to you.
Here's a few of mine to get started:
Landlord is "bad". Never fixes anything.
Work with me!
Do you supply utilities?
Uncollectable!

To be fair, if they ask "Are any utilities included?", then I don't mind that. But if they think that they all are, then, yeah, that's a no. :)
(For example, I pay water/sewer at mine because the city is going after ME if they don't get paid. I include them in the rent to avoid any issues there. So, I don't mind a question about any included utilities since it seems a normal question to me -- but expecting them all is a very different thing.)

I have lower end units (not slums). I think what has happened to my tenant pool the past decade is that those who were the cream of the crop now live in government subsidized housing. We have some REALLY nice places here... not what were traditionally called "the projects" but nice new units in old warehouses and factories. The developers must provide a certain number of units for lower income residents. What is left are the ones who I generally turned away for years. No matter what anyone says, raising the rent and upgrading/fixing up the places will not change the demographics of the areas and those willing to pay more will not live in my units. --72.70.xxx.xxx |

An applicant who says they will get rid of their pet in order to get the rental
Complaints of mold in their last unit. Complaints about the prior landlord.
Showing up for viewing dirty, stinky, or smoky. Unless it is legitimate work related dirt and they are viewing on their way home from work ( I like applicants who have jobs)

In the ad on the internet state all adults are required to completely fill out rental applications along with utilities are not included in rent. Unpaid utilities and unpaid rent go hand in hand together so if unable to sign up for utilities end of story. Rental housing providers who hand out keys without a credit check on all adult applicants are a vanishing breed as arrears along with completely trashed out rental units forced them to sell. --147.194.xxx.xx |
