I'm looking for a new part time maintenance guy. I have 12 houses and there's always some work to do. I need an old school guy with a good work ethic, reliable transportation, and no drama. What's a fair hourly wage?

Timing of your question couldn't be better. I'm painting another unit today. Sick of painting once again. I took pictures of doors and moldings and baseboard heaters in a small 2 bedroom unit that needs paint. 7 doors total, 6 windows and about 100' of heaters. I sent the pics to my normal go to guy who has a small crew. In the hopes that this pipe dream of hired labor would finally come to fruition.

He quoted $28 an hour for 2-3 days of work, so $500-$750 to paint that stuff. Haha, I'm sure you can guess who's going to do it.

My normal guy charges me an hourly rate and pays his guys a little less and takes a cut. I don't like that, but

I'm not going to hire someone to do this competently at $15 off the street, but at the same time it isn't worth $500-$750 to slap freaking paint on a few doors and some trim.

Once again, DIY completely blows hiring

It out out of the water. Time and money. More expensive and longer to have this guy do it. He'd have one guy here tomorrow and on another day or 2 next week. Nope, I'll be done before that with $500 in my pocket. Might as well pay myself $28 an hour. --174.201.x.xxx

Are you "promising" the maintenance person at least so many hours weekly? You also will have to pay benefits, taxes, etc. That's kind of a nightmare in my opinion.

I am with NE (to a point). If you have the time (and ability) then it's sometimes the better way to just do it yourself. Then get this person that you want to hire to do the stuff either you don't have the time for or don't want to do (or don't know how). I wouldn't do an hourly wage thing - I'd set a price. Otherwise - they could milk the job and you just paid over what you would normally pay.

If you don't have the time (like painting) and that's going to hold up the apartment getting rented - then it is totally worth paying someone to do it in a few days (not weeks). You have to figure out how much time YOU have to give towards the job and make sure you are committed to it. Treat yourself as the worker - get to the job on time and get working. Yes take breaks but don't take days off unless you have to work on something else. The less time the apartment is available to show and rent - the less income you have. --69.201.xx.xxx

The median wage in the USA is probably around $56k a year, which equates to $28/hr. Keep in mind that $28 on the books with a receipt that you can deduct on your taxes probably equates to around $17--18 payment to the cash only guy off of the street whose costs cannot be deducted. --69.244.xx.xx

Steve, It is hard to estimate pay in another locale, and without knowing what skills that you must have: HVAC? Electrical? Floor covering? Painter? Carpenter? Finish Carpenter? Work unsupervised? Ready at a moments notice?

I am paying my guy $25 an hour in a depressed market and I am happy to have him,he goes to Home Depot gets supplies,fixes anything that needs ixing,can deal with tenants well etc.My time is kept free so when someone calls with a house to sell I am able to make it my priority.You cant scale to 100 units if you are going to deal with everything yourself. --72.231.xxx.xxx

I hear you about DIY. I got a quote of $1800 to replace a mixer valve and install a bathtub and surround. That's labor ONLY, with the old tub and tiled walls removed.

I paid my handyman $120 to swap out the mixer valve and got a friend to help me lift the tub into place. Took 3 hours all in, and that included a trip to HD for plumbing parts to address a quirky drain layout. I'd like to retire, but those numbers are pretty compelling. --204.210.xxx.xxx

NE---If you want someone who is not a screw-up, is gonna care somewhat about the quality of the job, is not gonna rob your place next week, and is a legal, US worker, you are gonna pay median wage---even for "pushing a paintbrush."
