We've been wondering if extra insulation in attic would solve the moisture/mildew problem in block house and we got our answer in text from tenant tonight. It is still a problem. Hubby put fan to stay on, IDK if tenant had switched it to auto or left on? He will go & check in the morning. County bldg. inspector said that is what to do. But, we never had problem until we got a heat pump, so I think the 2 ton unit is too big for the 860 sq ft house. We can surely use the 2 ton at one of our other places, but hate buying another one if we don't need it.
I'm getting so sick of problems. We had a guy that is a month behind, complaining about no water, mysterious break in wire from pump to house (underground and under a driveway). Handyman got new wire temporary until we can get Miss Utility out to mark before we dig. Then next day complained again said pressure increased about 15 minutes & then kicked breaker! New pressure switch & air tank replaced to cure that. No end to it. --71.51.xxx.xxx |

Please keep us updated. I known downsizing the AC size is the thing that solved my problem with this. And I would never recommend leaving the thermostat set on fan unless you're trying to add humidity. At least when the AC is running it should always be set to auto.
We too tried various other options to avoid changing out a unit that was only a few years old. In hindsight we should have done that first but we simply didn't know. --96.59.xx.xxx |

Pat VA sounds like you already know what to do about the heat pump.
What's really the issue from your post is your "getting sick of problems". Just in case someone never mentioned this-- LL'ing is fixing problems day in and day out. The more units the more problems. These property's are maintenance mans dream-- fix this and that breaks- then this breaks AGAIN. Should you not get past that-- you are doomed. I would say sit back-- resolve to this fact. Would say if you can find a local place, we have serveal in our area, that do management for you. Handle the calls-- collects the rent all for a fee of course but you'll not have the daily onslaught of calls. Sorry your tenant has 4 kids-- their choice but NOW your financial responsibility? My summer was overwhelmingly but now is leveling off. I feel for you, it may be hard right now but if you keep at it all will soon pass and you can float again. Everyday just do something to keep all the balls in the air...and that includes self care. Take time for lunch. Little midday nap. Country drive or for you maybe afternoon of city Christmas shopping. Myob- I feel Pat's frustration. Her feelings are entirely valid. You have to learn to be firm no doubt. Once you do it is better. But it can still be frustrating at times. There is a difference between dealing with the never ending barrage of minor maintenance issues. Just last week I had to: replace a font door lock, unclog a toilet, change a light fixture, clean out gutters, replace a range hood, fix a running toilet, fix a cabinet hinge, replace fluorescent light bulbs, fix a copper line in a newer AC unit, and had a tenant ask for an extra smoke detector. Also had a report of water pooling in the yard which turned out to be a broken water line. Oh and repaired water damage to cabinets due to a refrigerator leak. This was at 7 different places.
If I had to deal with uncooperative tenants or tenants who did not fulfill their duty to pay rent on time, I would not be doing this. Nor would I ever trust anyone else to do it for me (management company). But what you said is absolutely true and I have to remind myself and my husband of this all the time. If you don't, I wouldn't say you are doomed per she but you are doomed to be miserable.

I think that our age and the number of units is the problem! What used to be a joy and a challenge is now a grind and a worry. Selling is a B because of taxes, but I think we definitely ought to bite the bullet and sell some. This house is depreciated out.
Yeah, some days there are no problems and everyone is paid up. Hubby has agreed/decided to get a second opinion about HVAC, can't really expect our guy to say, "Yeah, I had a unit I was trying to get rid of and it's too big"! LOL
As far as the guy that is behind, he's a smoker, so that means when he moves, coat of Kilz, another coat of paint, strip the carpet & new flooring (2001 14 x 76 singlewide). Do I really want to do that when I know he will pay me? Besides, he is the son of a lady that helped me for years, so I can't do that with the Holidays coming up.

Myob, you are right again. The best thing I ever heard someone say is "Don't allow their problems to become your problems". That as well as I think Brad said something along the lines of "working with them isn't doing them a favor". It just makes their problems worse and allows them to fall further behind....at your expense.
We have started to sell. Like Pat I have one purchased in 1986 right now with 9 year tenant moving out. It will need to be all redone inside I suspect. But it's small, won't cost that much except in time. Fully depreciated and I dread the taxes. But I have to decide if I want to deal with new tenants again. I can honestly say out of my current 30 tenants there are only two that are somewhat annoying. My husband hates them. In reality they keep their houses pretty clean and always pay their rent. So most would say we are very lucky. They've been put on notice that I'm selling if management becomes too difficult (want to enjoy my second home in your lovely state of Georgia). So if they expect service/maintenance and I'm not available they must be willing to leave a key or make arrangements to be home. If that doesn't work for them they are welcome to move at any time. Lisa FL I say this about you. Your last three sentences in last paragraph. The "when I get to it" mode is where all LL's with your experience should be. There's no killing myself to answer the phone --- many just do the -- send all calls to machine. Return on my schedule. Love that advice from A poster here.
NE PA a good friend of mine who started in this business the same time as we did-- was afraid to answer the phone. He knew it was a tenant with a disaster. I coached him some with this "next disaster" thought. When that phone rings before I pick it up-- I say to myself-- how can I make money on this call? I'm not saying that to be greedy-- it's a way to get to the disaster and figure who caused it-- 9 times out of 10 the tenant caused it. 9 times out of 10 they get a bill. My friend lasted about another year and gave up. He just couldn't deal with tenants. Yea all those get rich quick schemes. Do you read the post by someone mentioning Trumps academy? When I think of the money I spent on books and "PROGRAMS" IT WAS A SMALL FORTUNE. I will say this-- it kept me thinking and on my toes. I didn't blame the writer because I didn't get a property? And start crying over it. I once brought a book on loans - paid like 35.00 for it. That book showed me how to get a 10K loan that allowed me to buy another house--- was it worth 35.00?
