Tenant is leaving and wants to do a walk through inspection. Tenant only giving hours outside of regular business. I asked tenant to leave keys when they move out and lock door. Usually tenants leaving will do this but this particular tenant is just difficult. And I am not able to do the walk thought because I will be out of town. You do not need to do a walk thru. It is often an attempt to get a check or at least a "definite" list of damages. I would let them know what I am available and if they cannot agree then to follow your instructions as to where to leave the key.

Be sure to follow the NJ rules for Sec. Depo. handling with the disposition of those funds notice due no later than 30 days.

Take LOTS of Photos and try and do YOUR walk thru at different times of day and in different types of light. Things look different at different times. --173.70.xxx.xxx

My state law only requires that I inform the tenant of when the walk-thru will be. I am not required to accommodate their schedule. I typically do mine on my lunch break. If the tenant has been adversarial in the past, I'll pick a time I'm pretty sure they will be at work. Haven't had to do that lately since getting better tenants.

During walk thru, I only takes notes and pictures. If they ask about the security deposit return or pester me with questions ("Are you gonna charge for that?") I shrug and say, "I'm just here to take pictures and document the condition of the unit. The paperwork guy handles the security deposit."

Granted, I am that paperwork guy, but I've learned that the less I say the better it goes. Do not poke the hornet's nest. The charges will be made once I compare the move-in checklist with the move-out checklist, not before, and I do not like to speculate.

Yes. NO WALK THROUGH. It's ridiculous since some damage is so well hidden it takes the thirty days allowed by the state of NJ to find everything. Tell the tenant if he is concerned about someone doing damage after he leaves to take some pictures of the place as he left it.

A walkthrough with someone who is angry could prove to be a big problem. Don't do it. --73.178.xxx.xx

I don't do "walk throughs" because it can take DAYS to find all the hidden damage. Tenants leave the keys on the counter and walk away. We do our inspections on our own schedule and according to NC law.

However, we DO provide all of our tenants with our EXPECTATIONS on the condition of the place - at every lease signing, when we are given notice and again before they leave - so no surprises for them that way. It helps a LOT. --50.82.xxx.xx

In our state the tenant is "allowed" to be present during a walk through. It doesn't say anything about future discoveries. So my solution is a page in the "Tenants Handbook" that explains the move out process, that further damages may be found, and that their deposit will NOT be returned for at least ten days and up to 14 days AFTER move out. I've only been suckered a few times.

NO walk thru with exiting res. (Some states require LL to allow it)

The res may have been burned by a past LL, want to talk you into giving him a check on the spot, or an ambush.

NO for your own personal safety.

If he’s worried suggest he take photos.

REMOVE your checkbook from you car or briefcase so you are not tempted. NO ONE EVER needs a check on the spot.

My lease is clear: the last few pages are move out policies and checklist, al signed at move IN. We deliber photocopies of those pages when we receive notice of moving out, and a second coly is delivered 2 weeks later. These pages stress $50 per hour cleaning and repair. They say When in doubt CLEAN IT to save $50.
