State Specific Question About: FLORIDA (FL)
what do you do when a tenant complains about everything! she sends pics of wooden spoons with hardly a tinge of mold forming and she says she has mold. The HOA maintenance guy went to inspect the plumbing and found nothing! The air conditioner works so I asked her to get DAMpRID and use a fan and first, wipe down everything in the kitchen that catches moisture on a daily basis. the pics do not show the walls or the cabinets or under the sink...where you would expect it. I asked her to use the deHumidifier I left for them. I live out of state and asked the HOA to see if there really is a mold problem (she called again, said I never responded) even though she set up the maintenance guy to inspect the Unit). I lived there for over 10 years so I know that you have to be clean and not neglect the moisture during humid season. I am waiting to hear from the HOA again. What would you do? --24.18.xx.xxx |

I wouldn't involve the HOA at all.

Does anyone deal with rentals in FL..i ended up hiring a Mold Inspection and results were that there is presence of mold (minimal). They recommended I can do a/c system maintenance, maybe replace a/c for need for better performance of air exchange. That's why the mold almost invisible). No leaks found plumbing at all. But, can I tell them to go so that I can get the work done..is there a Fl Statute, so that I don't get sued. Their lease isn't up for 5 more months. 30 day or 90 day notice? I always take care of issues when they arise, but I do not want to do the work right away on this one because of the costs (I am out of state) and until I am ready to go there..been doing landlording for over 15 years in another state but this problematic tenant I wish would go away. I will offer full refund of SD and prorate if they leave early this month. Any suggestions or ideas? --24.18.xx.xxx |
