Hey Everyone,
My renant moved out and I have a lingering odor. I knwo there was a pet inside but could be other odors also.Anyone have a good product that will take the stench away? --108.93.xxx.xxx |

Odor-x-it but I suggest a blacklight so you know where to focus your attention, always peel open corners of carpet to see if padding, subfloor ruined, these repairs will cost more than the carpeting. --76.188.xxx.xx |

IF you will continue to accept pets do yourself a favor and remove all the carpet in the unit. Carpet is a great collector of dirt that is tracked into the unit. IF a tenant spills a drink on the carpet it will soak in like a sponge. Pet urine: cat or dog will soak into the carpet, into the pad then into the subfloor, concrete or plywood.
The black light will be very helpful in finding any urine stains. Once you find the stain pull the carpet back and check the pad then pull the pad back and check the subfloor. There maybe a black stain in the plywood subfloor from the urine. You will need to cut out the black section of plywood. If the urine stain is along the baseboard, urine could have soaked the back of the baseboard, maybe soaked the drywall. OR the urine could soak into the bottom plate.
Odor X It eliminator is a great way to get rid of urine unless it soaked into the bottom plate, drywall or wood sub floor then remove the bad spot. If its a concrete subfloor then it needs cleaned with TSP once it drys then stay with odor x it.
Once you have treated the urine correctly and its gone. Do yourself a big favor pull the carpet and install luxury vinyl click flooring.

I actually rely on the carpet to protect the wood flooring from stains and pee. Easier to rip out carpeting than get odors out of flooring. Good olefin berber will be easily cleaned to remove odors and stains which stay on the surface due to tight weave and no absorbing by the fibers. --73.178.xxx.xx |

I have a house where I had two past tenants with cats & dogs that peed all over the wall to wall carpets, the people were filthy pigs themselves too. Now this carpet & pad is old, was over 15 years+ old. I knew that the chances of any new tenants to this country house having dogs were great also. First thing I did was to get a local rug cleaner, not Stanley Steamer as they did a half @-zzed job for more than double the money the time before. Anyway the local rug guy did an amazing job and got it to look great again, the smell was much better but still there. I went and bought Odoban, the eucalyptus variety from home depot. I sprayed it liberally over the top of the carpet and again that helped a lot, but when it dried there was still lingering odor. What I ended up doing was peeling back the carpets and then just pouring out the Odoban on the padding in the worst spots and spraying the padding and carpet backing for the rest, then I relayed the carpet. That took care of all the smell. It's been over three years since that was done, the carpets are 20 years old now and still look & SMELL good. We have great 3 year tenants since who take real nice care of the place and have no idea how bad the carpets were before, that's how nice they cleaned up with out too much effort and for less than $300 for 1800 sq feet of carpet. To replace that all would've cost thousands and extra time waiting for installation. If I replaced it with Allure back then it would be a lot colder in that house & would've cost almost $2K. I'm still getting a lot of mileage out of carpet. --184.102.xxx.xxx |
