Past renters didn’t pay, damaged the property, had to evict the whole long story. The place was a mess, trash everywhere. In all of this trash, old clothes, matteresss etc was a laptop in box. Of course no contact with tenants during the whole process. I’m holding the laptop for the recommended amount of time. My question is if I take the laptop and use it...how do I know if it’s stolen or ? I’m not a tech person so I don’t want flashing lights going off with my name if this thing is stolen. Once upon a time, I had someone leave their laptop behind. I thought I'd use it as leverage to get them to pay what they owed-- but it was just as crummy as the rest of their belongings. Then I thought I'd use it for the kids, but when I tried to start it up, I couldn't get past the login password. We tried four or five password-cracking apps, but none of them gave any results... so it went into the trash.

Long story short, make sure you can log in before you decide it's useful.

Is there a reason you may be worried the laptop isn't honestly possessed?

Definitely reformat drive and load fresh copy of OS and software. Would assume it might have viruses. If they didn't take care of your rental, why would they be responsible for the computer.

If a tenant doesn’t pay their rent to the point of being evicted without speaking with me about the situation and then leaving the property trashed; I would think the laptop might not be bought legit. I'm assuming that it is not in a sealed box as in brand new unopened. I think if it was a working laptop, they wouldn't have left it behind, I bet it's junk. But by all means, fire it up and see if it works. --184.102.xxx.xxx

"Laptops" today can be bought for less than $200. It's not a big deal. Store for as long as law requires, then donate to a charity or take it to your local electronics recycling center.

They probably just forgot. People who fail to pay rent and trash rentals are not the most careful with all aspects of their lives.

I've had people leave working TVs, washers and dryers, night stands, a telescope, stack of 50 unopened 8.5 x 11 memo pads (6 years ago....still using them to this day!) etc. Fortunately in my state there is no law requiring me to store them, so once we recover possession of the premises they go on Craigslist.
