Have y'all seen the report of the floor caving in? Looks like there were a LOT of people in one room - no doubt jumping up & down in unison to the beat of the music.

Makes me wonder about load limits. Does anyone address this in your lease? Would it make a difference, anyway? Like can you hold the tenant responsible / collect for damages / prove they exceeded the limit? Would a landlord be held responsible if load limits are NOT addressed?

Thankfully, this collapse was on a first floor and nobody was killed. Just imagine if it were a second floor apartment and fell down onto others, or took out the first floor too.

If it's newer, it may go beyond the owners to the builders and inspectors.

Even still, how could the owner be responsible for the collapse when clearly there was a party going on?

I understand it was a club house of some type. In NY we have occupancy limits. The gathering place is allowed only so many people (usually posted on the wall) for fire regulations. Not sure about SC having this, but if they do was it exceeded.

As for putting it in my lease, I do have no water filled furniture (not only water but weight). I have 1850 built houses. Heavy furniture is different than "jumping to the beat". And I don't have a clubhouse. --108.4.xxx.xx

I believe the report from some structural engineers are going to be interesting. Ballrooms in hotels are generally built with radically more support than clubhouses are. Similarly, dance clubs are usually built differently. Think concrete floors, ground level, etc. most clubhouses are built more to residential standards.

I’m thinking they likely had over the occupancy limit and I wonder it they had lumber or steel supports?

Who ever manages the place should have known how many were safe to be there and limited the access. Somebody is in trouble. My town gives me a certificate that says how many people can live there and how many can be there at the same time as visitors. I don't believe the collapse could have been prevented by a weight limit clause in the lease. Thirty years ago I was a student and we had a party with way too many people in the apartment. Dance music playing everyone jumping together cracked the plaster ceiling in apartment below.

Landlord could not know that students were throwing a party with too many people dancing/jumping together so long as there was no knowledge of pre-existing structural damage the landlord could not be held negligent. That is what insurance is for.
