What would you tell a tenant if they are wanting you to compensate them for their inconvenience and expenses as far as using their air for two days to dry their carpet (that they were already going to use anyway) that got wet from rainwater coming in thru their bedroom wall and flooded their carpet which we had no control of. We have already had the carpet shampooed, deodorized and took two fans over their to help dry the carpet.Plus we dug a trench outside around the building to prevent this situation from possibly happening again. --108.239.xx.xx |

For me, it depends on how much they are asking. Small amount like $25 I would just do it to keep the peace. However, larger amount I would agree to pay the difference in useage. For those tenants I ask them to show me the previouse electric bill and the current one and I will negotiate paying the difference with them.
To date, non of my tenants have followed thru with the hassel of proving an excessive bill due to something like your describing. --68.107.xxx.x |

I have not had carpet in a long time but it sounds like the carpet cleaners need to come finish the job before mildew sets in. --76.188.xxx.xx |

No. They would get silence from me in this one. --50.107.xxx.xxx |

What you could do is find out how much they want and send them a bill with that much of a discount. What's 2 days of an AC worth? $3.45? Can't be much.
If they put up too much of a fight over this, I'd certainly send them a rent raise at renewal time. --50.107.xxx.xxx |

NO.
Would they have preferred a noisy generator running for two days? Wait - they were there, and would have had it on anyway? Geez! They should be grateful for your quick and efficient response.
They can call their renters insurance people, or send a bill to mother nature. --68.10.xxx.x |

Similar but different... last year the furnace in a unit needed a part that took 2 days to arrive. I took space heaters over and they said they could tough out the cold rather than pay higher electric. I asked them to run the space heaters to keep minimum temps in the unit and copy their previous bill and the one for the time they used the space heaters and I would pay the difference. --24.61.xxx.xx |

For inconvenience, nothing. You responded promptly and took measures to prevent it from reoccurring. Things happen. --24.61.xxx.xx |

You promtly fixed everything. That should be enought. Are you offering something or did they ask? --99.203.xx.xxx |

I would graciously pay their additional ac expense and say how sorry I was that this happened. --73.178.xxx.xx |
