What does your voicemail say when someone calls for a place for rent or who have a property to sell? Word for word if you can remember it. Mine says "Thank you for calling ABC rental properties. Please leave your name, #, and the property you are calling about and we will return your call as soon as possible."
A landlord I know who is losing his properties locally has a voicemail that says "The mailbox is full and cannot receive messages at this time."
I'm thinking of redoing mine and actually have a professional voiceover from Fiverr redo it for me so it sounds more professional.
Just wondering what others say.

My announcement on my incoming rental voice mails states calls will be returned if you live your name, number and which property you're calling about. Limit your message to 30 seconds, otherwise you will be cut off.
I have my limit set at 45 seconds. --47.156.xx.xx |

Mine was a GV line too. Answered something like this, "Thanks for calling the --- Apts, we are an age 62 plus, non smoking, no pets property for active seniors with 1 and 2 bdrm apts starting at $$$. For more info please leave name number yada yada..."
Worked pretty good at weeding out the riff raff. --47.216.xx.xxx |

Some tax guru years ago told us that our cell phones might be considered personal by the IRS unless they had a business voice mail announcement.
I don't have a personal cell, just a business one.
VM says You have reached XX, PM for XXX, Please leave name, number, and a brief message and I promise prompt return contact. Thanks! --98.122.x.xx |

"Thank you for calling ABC Properties. If you are interested in viewing one of our available homes, please visit abc properties website. If you are an existing resident and need to report a fire or break-in hang up now and call 9-1-1. For utility emergencies such as power outages or water leaks, contact the utility company at (number) to schedule service repair or temporary water shut off. If you have an emergency maintenance issue, please leave a message. For non-emergency maintenance requests, please visit abc properties website."
That covers just about everything, and it's why I turn my phone off from 7 PM to 7 AM and don't worry.
Just kidding...my website/company is NOT ABC Properties...but everything else is true. --173.20.xxx.xxx |

I have several numbers. Because I own properties in two different states, I have a "prospect" number for each state that is watermarked on all my photos and is on all my online ads. Prospects who call that number get a recording something like this:
"Thank you for calling ABC Properties. The single-family home at 123 Main St. features 3 bedrooms and 1 ½ bathrooms, with a completely remodeled bathroom and new kitchen. It also has a rec room in the basement. Our next open house will be this Tuesday, Oct. 23, at 12 noon and again at 7 p.m. To apply, please bring proof of income, a photo ID, and a $25 application fee per person. Dogs are welcome. The rent for this beautiful home is $995/month. I’m sorry, we do not accept rent assistance. This is a nonsmoking property. If you have further questions, please leave a message. Thanks!"
99% of the people who call that number don't leave a message. The ones that do, I call back.
Then I have another GV number in each state for my tenants to call. It states, "You have reached Robin at ABC Properties. Please leave a message and I'll call right back."
Then there's my personal cell. Hmm, can't remember what that one says...

"Thank you for calling the BRAD 20,000 Property Management 24/7 hotline. We don't answer the phone. We know that's different but it gives YOU faster self service.
All available homes and apartments are listed on our website at www.GraysonProp.com. GraysonProp.com has tons of photos inside and out, a video walkthru, and free applications.
Everything starts with your application. We work with the folks who have submitted their application.
You can either fill out an application online at GraysonProp.com or print one, use pen and pencil, take a picture of the completed application with your phone and text it to us at 812.343.xxxx.
Once your application is pre-approved we can give you the key lockbox code for the front door.
Homes listed on GraysonProp.com as MOVE IN READY are vacant so drive by, walk around and look in the windows.
But ya snooze ya looze! The good ones go fast and other people are looking right now just like you! Get your app in NOW so when YOUR dream home hits the market you can be Pre-Approved and ready to go!
For the list of homes go to GraysonProp.com NOW! Let's get you into HOME!"
--Notice I did NOT tell them to leave a message. I don't want messages I want apps!
-- My machine will do a 3 minute outgoing message so I USED to tell about each home. But our list would be out of date and confusing in a day or two so I have gone to this script which does not tell about each home.
I'll invite anyone to call our number. Leave a friendly HELLO message if you like! It will be fun to hear from you!
BRAD
