Today's 2 Minute In Home Visit before final approval.

Whew!!! Saved me THOUSAND$$$!

Paper app looks great. Proper income, good rental history, everything verified, time for the In Home.

My helpers approved them for a $1250/month home, applicant chose weekly PayDayPlanRent at $322.50 per week.

House looks fine from the outside, yard mowed, no junk, inside was clean but very little furniture (a sofa with a sheet over it, a Lazy Boy covered with a sheet, and a factory shipping crate with a sheet over it as a coffee table (not shabby sheik just shabby), and one mattress on the floor. That's all.

This was a tiny 2 bedroom (576sf) for $800 (higher than I can get!) and the home they want is a big tri-level 4 bedroom, 2.5 bath, 2 car garage, wood floors...at $1250. A BIG jump in size and price.

"Why do you want such a big house?" He has two children at home, and he + she have 5 more on shared custody. Total 9 people in and out.

"How much do you have for the deposit and first month?" Uh...$100.

Would you allow this??

Does shared children mean they can't afford furniture? Or is this a temporary flop house until they could find better. But the hundred bucks only, is iffy. Is his child support so high that he has nothing left? Is the furniture crappy because the kids are destructive or they come with large dogs? Too bad you can't see them with all the children present. Or this could be a "shack up" place and the women is just leaving her husband or he is just leaving his real wife. --73.178.xxx.xx

Expectations not equal to reality. DH hired the grandson of a friend as a helper on one of our houses. Grandson is trying to get his act together after a drug conviction. No steady job, no car, no money. After two days of work (that followed two no-shows), he texted DH: "Hey, my girlfriend and I really like the house. We'd like to rent it." Nice work, Brad, and thanks again for encouraging us to use this tool.

I figure they lied about the money they had available....or they had it and then spent it! This happens. People in the income level I cater to have $2000 today...then it's gone tomorrow. Life happens to them instead of the other way around.

I have a question on my app: "If approved, can you pay the full deposit and first rental payment immediately? Yes/No"

"No" is a DQ. I explain to them about our "less expensive" move in options if they choose bi-weekly. That's as much as we're willing to compromise. Never had a successful tenancy when they move in for less than that.

"Yes" usually works out, but I've had a couple who "had something unexpected come up"... yeah. So I put their app in my "Pending Approval" folder, and never hear from them again.

The in-home visit has saved me from at least 2 disasters this year. Nothing speaks more truly than where they live right now. Land lords will lie. Roaches just scatter. ;-)

As long as yard and house are neat, lack of furniture wouldn't bother me. Lack of move-in money is an automatic no.

The possible problem with the furniture is that they will be buying a lot of furniture for the new house. If they have really good credit, they probably know how to manage their money. If credit is mid range, they may be about to get into trouble with credit buying furniture.

I would suspect that job and income screening failed somehow. If they really do have enough income for the expensive rent, they should have move in money. --174.216.x.xxx

That's a big house, you are going to get applicants with lots of children. There should be something on the application asking how many people will be in the house. So if they lied about that and later confessed, that is also an automatic no. --174.216.x.xxx

So we reviewed the app to see what we missed.

The app does not ask for “shared custody” minors. Gonna change that.

In the past I have not been concerned about one or two minors every other weekend. I treated them as GUESTS in my mind. But 5! for odd weekends plus the whole summer is a different story. Again nothing on the app to flush out that info.

BTW A personal showing would not have gleaned that info either. He casually mentioned it in his nervousness as I walked the house.

Income: my very good helper accidentally post his GROSS income as his NET income. That makes a huge difference when calculating afforability.

HE has 12 montjs on the job -good.

SHE has 4 months with a temp agency, previously unemployed. This explains the lack of income (minimal cheapo hand-me-down furniture) and the need to catch up some bills.

Before scheduling the InHome my helper confirmed they had the move in money. They lied.

The housekeeping was decent so we are re-offerring a home he CAN afford once they can gather a few bucks toward deposit.

If this helps anyone, even our applicants with great jobs do not have cash saved. We will sign the kease and give keys with the depsoit and a written plan for the first rent payment. PayDayPlanRent means they only need a week of rent to catch up.

Pro: the house is rented, I’m not paying the heat, and if they flake out I have a full month of “rent” in the form of a deposit.
