Why do folks make it even harder on themselves? Why do folks with low credit scores, shaky employment make it even harder to rent by adding 2 pit bulls and oversized furniture.

Seems they have enough problems with adding optional issues?

I think I may add the question during casual conversation what size is your bedroom furniture. In my very standard townhouses, queen/king sized beds will not fit in the smaller NON- master bedrooms. Why do folks create this additional obstacle that they have to overcome when renting???

I gave up asking tenants why they have oversized furniture, pit bulls, etc. I changed my ads to '2 bedrooms, 1 bathroom': Both bedrooms large enough for queen sized beds, Living Room large enough for a large sectional couch. Pit bulls will be okay if under 35#'s. 85% of responses include: Wow, you'll take a pit bull? To cover my tooshie; yes, I will. As long as you can prove 3 x's rent on real paystubs. The oversize stuff turns out to be about 30-50bux more than double beds, so they bend-fold-twist-force thru the stairway, hallway and doors to get it in the unit, they make the bed and discover they need portable hangers cause the closet door won't open - a day in the life of a tenant... --76.188.xxx.xx

I had a duplex with large 36" wide front and rear doors. But since the tenants new furniture was too long, it couldn't turn the corner from the front entry to the living room. So I modified the front window security bars to open with a padlock on hinges. The tenant got all of the large furniture, bedroom set and everything else inside the 2200 square foot apartment. A number of times when 1 or more of the tenants lost a job and they all wanted to move to a cheaper place, I kept reminding them of the difficulties they had finding a place that it all fit. Since they spent over $10,000 on the furniture, they were stuck paying hundreds more a month for my place in a good part of town than a cheaper smaller place down the road a few miles. Finally when they were moving out they had forgotten on how the movers got the stuff inside. I did not give them a key to the high security lock, why? Because they tried to live off their deposit as a last months rent. When they came up with the money I opened the security gate and let them move out the big stuff. It did not fit in their new place so they rented a storage locker for $245 a month and took them 6 month so sell the stuff. They got nothing for the stuff. --47.156.xx.xx

When they come to view the place, I explain that the queen box spring will not fit through the doorway upstairs, unless they saw it in half and reassemble. Another unit can only fit a full mattress upstairs. Then they know what they are dealing with.

Surprisingly it is easier to get a King bed in some places than a Queen. We found out the hard way back in the day in our first townhouse. Bought a new Queen bed and boxspring and had to cut the corner off the boxspring to make the turn on the stair. A King came with two boxsprings, Twin XL size, and they were easy to get up the stairs. Mattresses can be squished around corners but boxsprings can't. --50.82.xxx.xx

Don't expect logical thinking from a tenant. They are tenants because the future is a murky mystery to them.

California king is longer. My son has one because he is tall and it is the only mattress where his feet don't hang off the end of the bed. However, he isn't a tenant and the California king mattress fits in his bedroom. He measured to be sure before he ordered it. --174.216.xx.xx

I suspect the giant furniture is popular because it was in style 15 years ago. The style now is trim and neat. Think IKEA.

Folks with limited means do not stay up with current trends. Thinking 15 years behind is about right.

Plus a big ol fluffy couch says RELAX and LAZY.

I stage my vacancies with Queen “ beds”. Not actually beds. Queen air mattress on top of storage crates with high dollar bedding and pillows that makes it look like an actual bed. I let applicants know it is a Queen size bed and they can visually see how their stuff is going to fit. I do the same with twin “ beds” in the small bedrooms. I do the same in the kitchen/dining room with lightweight ( but classy) dining sets. If they see that a 4 seat dining set fills the space then they don’t order an 8 piece with the buffet and sidebar. I don’t have any solutions on the pit bull thing. --71.10.xxx.xxx
