I had to stop taking her calls cause all she does is scream on the phone. I explained to her I could not take her calls anymore due to this, of course she denied it. As long as I don't have to talk to her she can stay but I wont be renewing her lease. She called a bunch of times last night at 1130, we are already asleep, and then finally the police on the downstairs people who just moved in, which is good cause if something that bad is going on, call the police not me. --74.104.xxx.xxx |

She know exactly when she is screaming, that's how she has gotten her way all her life.
You've heard that before "all calls go to voice mail" - don't answer her after a certain time in the evening - 5 pm? 6 pm? you decide, but certainly not midnight for non emergency nonsense.
I have such a woman, yelling, ranting. I ignored her I offered her an incentive to move. Then she started calling the police, the gas company, the water company, the fire dept. Then she started blaming the utilities for cheating her of thousands of $$$ on her bills.

Bet, you've been on this board awhile. Why is your phone on at 11:30 PM? So someone can scream at you? That seems like a horrible reason.
If the house is on fire, do you NEED to be notified so you can worry about it all night? Like you said: tenant should call the fire department! They'll get in touch with you the next day during normal hours.
If the house gets broken into do you NEED to be notified so you can drive over and watch a scene out of the Cops TV show? Like you said: tenant should call the police! They'll let you know the next day during normal business hours.
You asked why the tenant is calling you instead of the police at 11:30 PM. The answer is simple: you answer the phone.
Time to take back control. Establish normal business hours and communicate those to your tenants. Phone goes OFF between the hours of X and Y. Your voice mail message should direct them what to do in case of emergency: Fire or Break-in? Call 911. Utilities, leaks, floods? Call utility company hotline at 867-5309 and ask for Jenny to schedule a water turn off.
We are real estate investors. We are not a 24/7 on call maintenance service.
Some land lords can't stand the idea of their helpless tenant having to wait for 8 hours to talk to someone. If that's the case, see if your handyman minds you giving out HIS phone number. He might charge you out the wazoo if he gets a midnight wake-up, but at least your peace of mind and sleep will be protected.
My policy goes further. "All calls go to voicemail" even during the day. Then I return them when it is convenient to me, or if it's someone acting inappropriately, I simply do not return it. Text, email, snail mail all work.
Phone communication is a privilege and a convenience, not a Constitutional right. I reserve the right to revoke someone's permission to talk to me on the phone if they cannot behave decently, and have done so several times. Swearing, shouting, cussing, name calling, snarkiness, rudeness, passive-aggressive accusations, etc...all of these behaviors are unacceptable.
Life is too short to deal with these shenanigans. Train your tenants to communicate like decent, respectful human beings. Their next land lord will thank you! --173.20.xxx.xxx |

I would make your tenant write down her complaints either via e-mail or a text'ed message, no more verbal communications. When I handed my tenant a "5 Day Notice to Perform or Quit", it simply stated as the reason "I could not understand my tenant when they called me nervous about a potential problem".
This way your tenant will first "think" about her reasoning and then limit her demands or request. This method works about 80% of the time. Then if she continues to call, you can evict -- or put the fear that you might evict. --47.156.xx.xx |

Sorry I am not always clear on my posts. Her calls goes straight to voicemail, phone does not ring, thank you google voice and I dont answer any calls from tenants. Tenants have to leave a message. Worst thing you can do is take their call. Better to let go to voice mail, find out why they are calling and put together the proper response.
The new tenant decided to throw a moving in party and it was loud, late and plentiful. It didn't help that she screamed at them also. I told new tenant, do that again and you are gone.
When she called the police which is who she should have called and not me till the next day, the police told her to calm down or she was going to get herself in trouble. I love the texting because it gives me a record of the whole conversation and I have been able to use it in court. If a tenant texts me to call them, I dont. If they leave VM for me to call them, I dont. I text them back and say what's up? Papertrail! Thanks guys --74.104.xxx.xxx |

Unfortunately there are some Teni's that by intimidating the landlord. AND the Landlord lets it happen because they see green every month.
