Hello everyone,
I have several masonry porches on my rentals and no matter what type of paint I buy seems they eventually flake and peel. So I was wondering if anyone had found a product that hold up on concrete porches. Thanks in advance...... --108.93.xxx.xxx |

Valspar Porch and Floor paint,...comes in both latex and oil base,...must use the oil based version though. Oil base is a pain to apply (weather conditions have to be perfect) but it will last much longer than latex. Latex is good for a couple of years but oil base will last 5 years plus. --68.63.xxx.xxx |

I also never liked how most held up.
Started testing a more industrial type to cut down on maintenance.
So far still looks great. But has only been just over 3 years since we used.

Agreed w/ ROY, oil-based is the way to go. Latex will peel off in sheets, gouge, scratch much easier.
Major downside: the toxic odor while drying (can take several days).
For best results, the surface must be clean before painting.
