I need to paint the rear of a rental (outside) that is cinderblock construction. It was already painted white when I bought it but it needs a repaint job now and I'm planning to just paint it white again. Not sure what kind of paint to use for this. I've read mixed things about elastomeric.

Is Behr Masonry paint a good choice for this? Also would you use flat for the finish or something else?

You need exterior masonry paint.

DIY? then:

1. Power wash.

2. scrape and brush loose paint off.

3. use exterior masonry paint. Behr is a good enough choice. Use a roller and a brush for good coverage, but don't saturate the blocks. --99.59.x.xxx

I painted 4 exterior block walls about a month ago which had been previously painted also. I used Valspar Bonding Primer first, let that dry for 3 days, then top-coated with my favorite S/W exterior paint. Today, I will (actually my hired help) will be painting an interior block wall. Since these are garage walls only, only Valspar Bonding Primer will be used with no top-coating. --68.63.xxx.xxx

J(FL),

I am firm believer in Primer, especially Bonding type Primers, and I prime everything prior to top-coating regardless of whether it has been previously painted or not. I am sure you can find an 'expert' that will disagree with this but the fact is a good quality Primer will provide a good base coat, especially with block which is very porous and needs those pores filled.

Again, today my crew is putting Valspar Bonding Primer on the interior block walls of a garage, which was painted with some type of white paint 30-40 years ago.

Now, if you have concrete block walls where moisture is seeping through, there is a product called Drylock which is supposedly a better choice. I have never used it so I can't comment on whether it is worth the extra money.

One other thing,...the only place not to use Primer is on floors. Most Primers will not withstand constant abuse from heavy foot traffic. --68.63.xxx.xxx

Drylock works best on unpainted concrete. It works by blocking the pores, so painted surfaces don't allow that. If you don't have a water issue, it isn't worth the extra money. Valspar bonding primer is thick like pudding, yet spreads easily.

Not having a snow issue in Florida (yet), and above grade, I would think just an exterior concrete paint is needed, never hurts to use the primer first. I would use a flatter paint, whatever the flattest sheen is available. Semi gloss will show all the imperfections and any wear spots and being shiny draw your eye to it. --108.4.xxx.xx

My local Lowes has the Valspar rep in quite a lot. I have asked him plenty of questions and he is good at giving real life recommendations. (yes use the exterior paint with good ventilation on the window sills) I have called the customer service number to ask questions. They are too cautious in their answers (never use exterior paint inside).

Yes, Valspar Bonding Primer is definitely thick, like honey. I sometimes add some water to it to loosen it up a bit. It sticks like glue to any surface you put it on. I have even used it to paint interior ceilings with. One coat and your done. --68.63.xxx.xxx
