I’m an out of state landlord who uses a property manager, that sometimes has a contractor available and sometimes doesn’t. I have often had to get my own backup contractor. The person i was using moved out of state recently. Now, I have a repair job and want to get quotes. I tried Home Advisor for the zip code (Indianapolis). THey didn’t offer service there. Can Someone recommend a service in that area to find contractors OR can someone recommend a method to find a decent contractor out of state?

Any LL groups in the area you could contact?

Yellow Pages for the area in question.

LL attorney in the area may know of someone. --73.102.xx.xx

Go to Home Depot (The Lumber Yard side) early in the morning, you might find them there.

For specific trades, go to wholesale supply outlets. Talk to the salespeople, they have contacts. --99.59.x.xxx

When you buy materials from Amazon, there is a link you can click under the item price which will put you in touch with a local person who can install the item. --65.188.xxx.xxx

I think I'd be looking for a new property manager. Isn't this part of what you are paying them for...so you don't have to worry about it? --24.20.xxx.xxx

D,

Ditto. THAT is what PMs do.

I will commemt that Indiana’s economy is booming. Every guy with a hammer is building new houses.

Suggestion: it’s pricey but call some fire restoration services like ServPro. They have the knowledge and the subs.
