We do a credit and criminal background check on our applicants.

Today I had a gentleman who asked if I'd accept a background check that he provided. His concern was giving his SSN over to basically a stranger.

I told him I didn't think we could do that (I'd be worried they could somehow doctor it) but I was curious if any of you had ever ran into someone requesting that and/or accepted that.

My snap, totally superficial judgment would be that this person has quite good credit and makes good income

While I can understand the hesitancy to give out ones SSN in today’s world, he is asking you to give the keys to your house to a total stranger, so it’s only common sense that he is going to have to provide his SSN to a total stranger.

My immediate reaction anytime someone states they don’t want to provide SSN when applying for housing is that they are hiding something.

I would pass unless he changes his mind. You are correct that these documents are easily faked. --70.178.x.xx

I would tell them that I understand their concern, but explain how I protect their SSN and only use it for the credit/background check. In other words, I would make sure they understood exactly how I used and protected it.

If they then give it, then great -- sounds like a good applicant that worries about important things, but is reasonable once they understand the situation.

If they still won't give it, then NEXT! :)

There are services over the internet that for a fee, they will provide phony credit checks, phony pay stubs and a list of other stuff. I can never accept a applicants documents at face value, I always have to double check.

One applicant said each time someone runs their credit reports they loose 5 to 10 FICO points. So I told them if their credit report provided to me matches the report that I'm going to run, they will qualify for the unit. Their report had a 761 FICO score, the report I ran on them came back with a 440 score. Big difference. --47.156.xx.xx

To be fair, when we run their credit reports, there often is a ding of a few points -- but it doesn't last long, so not a big deal. But, tenants are correct that their scores do go down slightly when we run them (depending on the service used -- but the service used by THIS site is indeed a hard pull, unfortunately).

I will use an applicants credit report to see if they might qualify if the report I run confirms all the information. On a couple of occasions I have the applicants withdraw their application because they know I will discover something derogatory.

When I had my manufacturing business I told applicants I do drug testing. I didn’t care if they high blood pressure or high cholesterol but they I did care if they’re on drugs. The druggies never returned. In 20 years I never paid for a drug test. --172.17.xxx.xx

I give them the option to pull their own through a link I provide from T ransunion. It does not ding their credit.

But I still want their SSN. So they can do the softpull background check, and THEN give me their SSN.

Just had a potential tenant ask me the same question (regarding can I show you my credit report and background check; but not give you my SS#?)

Answer: Yes, you can. And I'll show you my credit report and background check … but not the home for rent.
