Sometimes apples just rot. Filed eviction last week on a tenant who has been great for almost 4 years. He and his girlfriend moved in then and about a year and a half ago she moved out.

He stayed on.

Tenants passed screening, always clean, always on time, always communicated without issue. Then BOOM! No autodraft rent, no communication, no working phone.

This one struck me as odd since he had such a good track record,so I actually knocked on his door a few days before filing to make sure he wasn't dead in the unit.

He was alive. I said to him that his rent didn't pull and he got a weird look on his face and said "Hmm, I'll have to get on that."

Heroin.

That's the first thing that came to my mind. I think he got into dope.

He just had that look in his eyes.

Anyway, tick tock.

Good long term tenant is about to get booted like the rest of them.

Screening would've never caught this. Unfortunately, screening can't predict the future.

NE, this is a sad tale. While life comes with no guarantees, he was more apt to gravitate toward dope than an older married guy.

Had one before ZT who jad been fine then suddenly stopped paying, all kinds of excuses and promises. We “worked with him” while he racked up 3 months of rent. Trashed the house, total bill $7000.

Found out he got hooked on online gambling, was apperantly not winning! AND keeping company with the lady next door.

I think we see them at their best- promotion with more money for a nicer home, etc.

A wise LL understands people change.

I habe often considered re-screening current residents each year.

We DO have them complete a fresh app and Em Contacts sheet every year, watching for job and phone changes, but no screening.

Sometimes when we file eviction we see that others, usually collection agencies habe already filed against them during tenancy.

Nothing you could have done differently than what you did. In spite of our best efforts, there will always be issues. ZT is the solution.

I found that when I increased my requirements my non-payment issues virtually disappeared.
