My tenant couple in the Cute Cape Cod have caused a problem. The male brought in two motorcycles and took them apart and is cleaning the engine parts. Saw it last week with handyman installing fire extinguishers and didn't act on it. This morning when the heater guy showed up to set up heaters, the smell of some petroleum products was in the basement and the entire first floor coming from the garage. We could not run the heater due to a thermostat issue and thank goodness for that because the odor would have burnt and gone up the ducts into the second apartment on the second floor.

I informed the female tenant that she needs to open the windows and called the male tenant and complained. Then I did a Cease and Desist Notice and posted it on the front door, the garage door and sent one via regular and Certified letter, return receipt requested.

I also left a handwritten not for the male tenant telling him to get the motorcycles out in one week and to find somewhere else to live. I said I would give him cash for keys when he has everything out and the apartment is clean.

Just got a call from the female tenant telling me I embarrassed her by posting in on the front door. No one else was home. It's a duplex. And Oh they thought I liked them and why am I doing this. I explained that I am doing it this way so that they don't have to have an eviction which would make it hard for them to get another place. She doesn't get it that the place smells so bad that the heater guy was afraid to start the heater. I told her that they need to find a place for the male to fix his motorcycles where the smell won't matter. I took photos of the two bikes, all the tools, all the gas cans and the engines apart on the little tables. I can't believe he did this again. I thought this was solved the last time in December when he tried this before.

OK, what are the chemicals that might be there that are used for cleaning engine parts? Because it's really a bad smell and not just gasoline. Any additional suggestions would be welcome

At 17 I had my first motorcycle. I used gasoline to clean parts.

At 19 I was in a Tank crew, yes the military type. 45 Tons of metal. We used gasoline as a degreaser to clean, but couldn't use it inside the cannon and inside the turret. The tank mechanics who came to work on our tank, also used gasoline.

Nothing clean as good as gasoline, but gasoline is dangerous stuff. The smell eventually goes away with good ventilation.

In our world, working on vehicles in any part of the house is not allowed and is a cause for eviction. --99.59.x.xxx

Thank you Fred. Of course there would be noise from running the engine also. I called the police today and asked if there were any noise complaints about the building and they said no thank goodness. The female actually told me the male has a storage shed with some already in it that costs $150 a month and she almost said, but he's not allowed to work on them there. And I said to her that he is not allowed to work on them here either. She just doesn't get it. She actually asked me what people are allowed to put in a garage. And her father is a car mechanic and has a shop. I suggested her father give him space to work there. --73.178.xxx.xx

There is this parts cleaning machine. My ladt move out tenants had one on their garage. It's a very distent smell. Strong. Once machine was removed we aired out garage. All is well now. Hopefully once he removes the items causing the smell it will stop. Mixture of kerosene and gult... some car guy reader will come along with the chemicals. --99.203.xx.xx

We have a parts cleaner in the shop. It uses some kind of non flamable solvent. For everything else I use brake cleaner. Engines, driveways, guns.

AllyM motorheads use various chemicals to clean engine parts, ranging from not so noxious to highly carcinogenic highly flammable petroleum distillates. What if you asked them what they were using?

Reminds me of the descriptions in the mid-60s book "Hells Angels" by Hunter S. Thompson where he goes embedded with the Hells Angels for a while. Descriptions of Angels parking their choppers in their (rented) house living rooms, driving in thru the front door, leaking oil, etc. to avoid having them stolen off the street (which is how many of them got theirs in the first place!) --174.21.xxx.xxx

Thank you all. That was very helpful. I did ask him and he said he had spilled gas. I know what that smells like and this was very different and stronger. The heater guy said it was some kind of petro chemical but he couldn't identify it and was not sure if the vapors would explode or not if he turned on the heater since he didn't recognize it. For myself, I think it was not enough of a vapor to explode but vapors do burn in pilot lights. I have electric water heaters in the basement and I guess if they heated up they would burn some of the molecules in the odor itself. My lease says that no flammable or dangerous chemicals can be stored in the apartment. The garage is attached and I designated it as a common area and I have some latex paint stored in there. I will need to put a snow blower in there soon. I told them to find some place to move where he could work on his cycles. If the motorcycles are not out of the garage in one week, along with the chemicals, I will go downtown and file for eviction. With one gas hot air heater, the smell will be going up the ducts to my great second floor tenant. Great job and earns good money. I don't want to lose him. --73.178.xxx.xx

I've been a mechanic for over 50 years-- hugh engines-- and even had an engine overhaul shop. There is no cleaner used that isn't #1 explosive and #2 bad for your health in confined area. Your rental is not the place for anyone to be doing this type of work-- they could kill all the tenants with the chemicals and or an explosion. --99.103.xxx.xxx

I would just ask them to live without heat or hot water until this mess is cleaned up, or buy a high risk fire insurance naming you as beneficiary - enough to replace the whole building (prolly an extra 3 million for personal injury). One of the best cleaners I've ever used has been carburetor cleaner. It is much stronger than brake cleaner is also much more odorous/noxious.

Maybe so, JB. It really smelled worse than anything I have every smelled. He had someone in a truck there today so I hope that person is either fixing the cycles for him to get them out of there or getting them out of there. I would think he could have them taken to his storage rental on a flatbed or a regular trailer with tiedowns. When the heater guy come on Monday to replace the broken thermostat, I will get another look and sniff at the basement. --73.178.xxx.xx

I am going to post a notice tomorrow that he has to get all the gas cans and other chemicals out of the garage and off the premises within 24 hours. MYOB, the tenant had an HVAC guy from the company he works for as an apprentice, come out yesterday and reconnect the heat. He must have supplied a new thermostat. I saw a white truck there and figured out what was going on then the upstairs tenant confirmed that he was getting heat. I saw they had the garage door open to air out the building. If I have my guy disconnect it they will connect it again. If there is an awful smell I will let my guy make the call whether to disconnect or not. It's below 68 daytime temp so I am required to provide heat but there are two small baseboard units in the bedrooms so maybe I could get away with it. --73.178.xxx.xx
