We accepted a new tenant in the Spring = first time she was renting, and we had her mother co-sign. Mom has house! Yeah!
We didn't get the rent last month and sent a reminder, with a copy to Mom; crickets from both girl and Mom. Posted 10 Day letter, copy sent to mother. No response --
Called her the other day to see what was going on. Said she had to switch jobs and it was "rough" and had moved out. Well, missy, you signed a lease. You don't just up and move. We have a $1,500 ELT clause. We will be going after both of them in court.
Heck, about 20 years ago, I got laid off of my day job, and the next month my hubby had a serious medical issuem the next month our well pump went out, and the next month, one of the cars were totalled. Both of us were unemployed -- me for almost a year. He ended up having to take early retirement. We did not renig on our mortgage just because things got "rough".
What in the heck is wrong with people? No one lives up to their promises. Sorry, I just had to vent.

PS. MY judge says Indiana law allows you to FILE eviction THE DAY the rent is late. The 10 day period starts the day you notify them with a court summons.
BUT some judges don't see it that way.
We allow 3 days of crickets then file. And serve by text.

I immigrated here from Northern Ireland in 1956,Pappa and Nanna,how come you were unemployed so much,In that period of time,only managed to get a few Sundays off.America, Great Country,Not enough days in Week,never had to take anyone to court yet. Work with a few Judges and Court Personall we do plays and Drama workshops......

It was right after 9/11. The company I worked for laid off a whole bunch of people, some had been there 20 years.
Right after 9/11, there were a lot of people out of work, and I went to one job interview.....they had 20 openings and 1,000 showed up to fill out applications.
