At what pointy in the application process do folks inform prospective tenants about the 2 minute home inspection?

The beginning to weed folks out, or latter after they have already invested time in the process?

I don't ever mention it. Once I've finished with their application, assuming everything has checked out well, I tell them I need to stop by to:

1) Take pics of their animals at their home (if applicable)

2) Get their signature on some form(s) to finalize their application. I bring the printed ad from Zillow so it's clear exactly what was advertised and included with the rent. This is also a good time to go over the payment plan options and any other "Would you like fries with that?" add-ons like trash service, lawn care, internet, etc.

Upon arrival, I ask, "May I come in? This will take just a couple of minutes."

Their response and willingness or unwillingness usually tells me everything, although I did have an utter slob let me in once. The result? "Upon final review of your application, we are not able to sign a lease at this time." --173.20.xxx.xxx

It’s stated in the signature block of my application that they agree to allow it. When I call to schedule I say something like “I’m sure you saw on the application that we want to take a look at where you live now. We just want to see how you take care of the place and make sure you havent kicked a bunch of holes in the wall or tore all the doors off the hinges.” And then set the time within the next 24-48 hours. If they can clean it up in 24-48 hours I’m not worried about it. --166.137.xxx.xx

After the filled out the application and seem interested. Don't do it after you sign the lease. I do not collect money from people for application fees so they don't lose anything if I have to reject them. --73.178.xxx.xx

I would say it up front. While I'd guess 100% of landlords think this is a good idea, it's not the norm and I'd imagine there are some who would refuse. Knowing at the beginning would save both time ... if you collect an application fee, I'd say it absolutely should be disclosed prior to taking any money.

To the best of my knowledge, the complexes and the big property managers in my area don't do this. When it becomes the norm in an area, I'd still say disclose asap. --72.70.xxx.x

Great question!

It's in the fine print where they sign but I don't expect anyone to actually read and remember that.

We CALL to say GOOD NEWS! You have been pre-approved for the great house at 123 Main. Next step is a 2 minute visit at your current residence and snap a pic of the pets. Is 4 today good for you?

NEVER call it an insepction.

If they express concern we say it's routine and just to make sure they are not cooking meth in the kitchen. They chuckle and relax.

NEVER had anyone say no but HAVE had people say things like "I'll get back to you" and disappear. THANKS!

We even check when they live with parents.

Don't be shy. They don't mind.

One applicant told me she was impressed we do this. It shows we care about our homes and the people in them.
