I have one apartment left that has not had a kitchen upgrade. Appliances are older but work and I do not have a problem renting it as is. New tenant ( one month) called last week complaining fridge works but was making horrible noises. But only when she is there, not when anybody goes to check it out. We told her to to send video when it does it. She calls this week and says she hasn't sent video because it stopped making the noise but doesn't work now. Says everything in freezer melted and nothing in fridge is cold. I ordered a new one because it is old. Last fridge repair cost me $250.00. A new one is only $500.00. Delivery gets all screwed up and so I am there to accept delivery . No big deal because I am expecting old fridge to be empty . Nope......completely filled with food. But not what I expected. Everything in the freezer was frozen solid and everything in the fridge was cold. I'm expecting that now she will do the same with remaining appliances. If I was going to upgrade the appliances I would have charged a higher rent. I did let her know that I was well aware that the old fridge worked fine, she did not acknowledge.

Had some superstitious renters who were straight from Mexico, not used to appliances. They complained the fridge was haunted due to screeching, grrring, and clunking noises.

Recently while at a unit to change out an intercom, the tenant said their broiler hasn't worked since they moved in 2 1/2 years ago. This stove as well as the rest of the appliances & everything else were all brand new when they moved in. I checked the broiler drawer to make sure nothing was in it & pressed the controls to operate the broiler. It started right up no problems. Turns out they had never used a gas stove & didn't realize the broiler is actually in the drawer below the oven instead of in the main oven.

I guess they never bothered to read the instruction manual that we left for the stove. --96.237.xx.xx

I always go look at the appliance to see what might be wrong. Tenant could have accidentally turned down the temperature control or bumped it while removing food. But this does sound like a scam. That's a great idea. I used to provide appliances but they were excluded from the lease (if they broke tenant could have them repaired or request their removal). I still do this with washers/dryers.

Renting with appliances and furniture (expect what your local law says you must provide) is a mistake, you will get transients, tenants who are careless with somebody else's properties and abusers.

This is a common scam, reporting an old appliance as not working in order to get a new one. My tenants know that they will not get a new appliance, but that if I verify that it is not working, they will get a replacement used one.

Verifying and replacing with used cuts down on the scamming.

My city law says LL has to provide a range.

One tenant moved in to a house with a brand new Whirlpool range. She broke it after a year, by pushing on the circuit board too hard to set the timer. When I came out to see it, it looked like it was never cleaned.

I knew I was in a no win situation, so I told her she would get a replacement as soon as I find one. I found one on Craigslist, picked it up and delivered to her SAME DAY.

She said: I though I was getting a new range.

I said: You broke my range and this is the only range I can give you. A used range for a used range.

The following month I raised the rent.

And the Whirlpool? I fixed it (I found a matching and working circuit board in a range junk store) and kept it as a back up unit. --99.59.x.xxx

So the new fridge is $500 and a repair call is $250. You didn't say how much the monthly rent it, but it probably isn't worth a ton of time to debate. If the cost differential was important, you should have inspected the current appliance before buying new. I had a tenant tell me fridge wasn't getting cold once. Hurried to replace (with a used unit).which was a hassle of course. Put that one in my basement. Worked fine for me! Then used it in a duplex that needed one. Worked fine there and is still working! Lesson learned! Yep, next stop, went out and bought 2 refrigerator thermometers to have on hand. No more replacing fridges, stoves, even furnace repairs without temp checks first to see if tenant is just wrong about what they think is happening. (or trying to scam me)

I do not think I would leave the new fridge there for her if I haven't already replaced it. --69.160.xxx.xxx
