Appliance Lies (by RentsDue [MA]) Posted on: Oct 10, 2018 8:08 PM
I have one apartment left that has not had a kitchen upgrade. Appliances are older but work and I do not have a problem renting it as is. New tenant ( one month) called last week complaining fridge works but was making horrible noises. But only when she is there, not when anybody goes to check it out. We told her to to send video when it does it. She calls this week and says she hasn't sent video because it stopped making the noise but doesn't work now. Says everything in freezer melted and nothing in fridge is cold. I ordered a new one because it is old. Last fridge repair cost me $250.00. A new one is only $500.00. Delivery gets all screwed up and so I am there to accept delivery . No big deal because I am expecting old fridge to be empty . Nope......completely filled with food. But not what I expected. Everything in the freezer was frozen solid and everything in the fridge was cold. I'm expecting that now she will do the same with remaining appliances. If I was going to upgrade the appliances I would have charged a higher rent. I did let her know that I was well aware that the old fridge worked fine, she did not acknowledge.

Sounds like you got a real winner there. Send her the bill. --24.20.xxx.xxx

Had some superstitious renters who were straight from Mexico, not used to appliances. They complained the fridge was haunted due to screeching, grrring, and clunking noises.

Recently while at a unit to change out an intercom, the tenant said their broiler hasn't worked since they moved in 2 1/2 years ago. This stove as well as the rest of the appliances & everything else were all brand new when they moved in. I checked the broiler drawer to make sure nothing was in it & pressed the controls to operate the broiler. It started right up no problems. Turns out they had never used a gas stove & didn't realize the broiler is actually in the drawer below the oven instead of in the main oven.
I guess they never bothered to read the instruction manual that we left for the stove. --96.237.xx.xx

Could the freezer have been too full to shut all the way and made things soft? Had to rearrange a tenants freezer once due to this. Worked fine after. --24.61.xxx.xx

I would've been inclined to throw the new fridge in the back of my truck and leave her alone with her old fridge and her stupidity. --50.107.xxx.xxx

Since you have new one there leave it and keep old one as emergency replacement-- but only after keeping it plugged in to be sure its not intermittent. --99.103.xxx.xxx

Charge for the prior service calls, if they balk leave the good fridge in place, you may have another unit that has a faulty fridge - renters insurance will help with any damaged food that was found in the good fridge. --76.188.xxx.xx

So....what did you do: leave the new fridge or the old? --173.20.xxx.xxx
Appliance Lies (by Robert,OntarioCanada [ON]) Posted on: Oct 11, 2018 4:50 AM
Amortize the cost of the new over a period of three to five years to pay for the new fridge. In the meantime will have a spare fridge which can be swapped out when a fridge fails. --147.194.xxx.xx
Appliance Lies (by AllyM [NJ]) Posted on: Oct 11, 2018 5:55 AM
I always go look at the appliance to see what might be wrong. Tenant could have accidentally turned down the temperature control or bumped it while removing food. But this does sound like a scam. Keep the old one for a spare and next time go look at the appliance yourself. No one has ever pulled that on me. --73.178.xxx.xx

So who moved the food to the new fridge?
I wouldn't have let her have the new one. Or, if she wants it she can have it replaced for $25/month. --107.77.xxx.x

I don't supply fridges with rentals. I don't have to worry about it not working, spoiled food to be reimbursed or broke fridge shelves and doors. --38.142.xxx.xxx
Appliance Lies (by LisaFL [FL]) Posted on: Oct 11, 2018 7:35 AM
That's a great idea. I used to provide appliances but they were excluded from the lease (if they broke tenant could have them repaired or request their removal). I still do this with washers/dryers.
Then I got away from that but with our market it would be easy to start doing this again. --75.89.xx.xxx

Like Ally said, check it out in person. Take a thermometer. They have tried to pull the broken fridge scam on me. And once, a dead mouse wedged in the fan caused the fridge to warm up. --108.219.xx.xxx

Why do tenants think that it is the job of the delivery person to clean out the old fridge. I would be tempted to take it as is. --24.233.xxx.xx
Appliance Lies (by bet [MA]) Posted on: Oct 11, 2018 8:54 AM
I would not give her the new old, she is a liar. When you have older appliances, at the lease signing give the appliances to the tenant, they own, fix and can replace them if they want. --74.104.xxx.xxx

Renting with appliances and furniture (expect what your local law says you must provide) is a mistake, you will get transients, tenants who are careless with somebody else's properties and abusers.
So you caught your tenant in a lie. Raise the rent first chance you have. Next time a tenant calls to report a malfunctioning appliance, go there to inspect before you buy new. --99.59.x.xxx

She could have had the old freezer so full of food that the food pressed against the fan, stopping it. Or it was so crammed with food that the door didn't shut all the way properly causing food to thaw. --108.69.xxx.xxx
Appliance Lies (by Oregon Woodsmoke [ID]) Posted on: Oct 11, 2018 11:07 AM
I've had plenty of experience with tenants who need a brand new one ( of whatever it is) even when it is a reset button,GFI, tiny repair, or incorrect use)
It's much more economical to go over and check in person before ordering replacements --174.216.xx.xxx
Appliance Lies (by Mike45 [NV]) Posted on: Oct 11, 2018 11:26 AM
This is a common scam, reporting an old appliance as not working in order to get a new one. My tenants know that they will not get a new appliance, but that if I verify that it is not working, they will get a replacement used one.
Verifying and replacing with used cuts down on the scamming.

My city law says LL has to provide a range.
One tenant moved in to a house with a brand new Whirlpool range. She broke it after a year, by pushing on the circuit board too hard to set the timer. When I came out to see it, it looked like it was never cleaned.
I knew I was in a no win situation, so I told her she would get a replacement as soon as I find one. I found one on Craigslist, picked it up and delivered to her SAME DAY.
She said: I though I was getting a new range.
I said: You broke my range and this is the only range I can give you. A used range for a used range.
The following month I raised the rent.
And the Whirlpool? I fixed it (I found a matching and working circuit board in a range junk store) and kept it as a back up unit. --99.59.x.xxx

I agree there should be no reward for bad behavior. I have no patience for people like her. I would probably just evict her now if the old fridge was any other color than avocado. --71.10.xxx.xxx
Appliance Lies (by ntj [GA]) Posted on: Oct 11, 2018 6:19 PM
So the new fridge is $500 and a repair call is $250. You didn't say how much the monthly rent it, but it probably isn't worth a ton of time to debate. If the cost differential was important, you should have inspected the current appliance before buying new. Otherwise, consider you have made an upgrade you will not have to mess with for a number of years. Peace of mind. --24.98.xxx.xx

I had a tenant tell me fridge wasn't getting cold once. Hurried to replace (with a used unit).which was a hassle of course. Put that one in my basement. Worked fine for me! Then used it in a duplex that needed one. Worked fine there and is still working! Lesson learned! Yep, next stop, went out and bought 2 refrigerator thermometers to have on hand. No more replacing fridges, stoves, even furnace repairs without temp checks first to see if tenant is just wrong about what they think is happening. (or trying to scam me)
I do not think I would leave the new fridge there for her if I haven't already replaced it. --69.160.xxx.xxx
