Recently rented a house to a couple and 3 kids. Handyman who went to the house yesterday says there are like 13 people living there. I plan to go tomorrow with an excuse and check the number of beds in each room ( and the sleeper sofa in the garage).

What are some other legal ways that I can find out how many people are actually living there?

Go EARLY in the AM and count the cars [take photos] and note the people living there. Intro yourself to the mailman and see what they might tell you. Check with the garbageman too. Go LATE at night and stake out the place and see what you can see. Check the local occupancy/fire

I show up unannounced and ask for proof of permanent legal residence for all people I find there.

In my lease, the TENANT and I agree that they must furnish this evidence any time I have reason to believe people who are not on the lease are residing there beyond the limit of our GUEST policy, which is 14 days per calendar years. Proof of legal residency includes a lease (with LL contact info to verify), a current (this month or last month) utility bill or banks statement with the person's name on it at an alternate address. --173.20.xxx.xxx

Maryland, There is nothing you can do. If you report anything to the authorities they will site then fine the property owner.

Many counties allow up to five unrelated adults. In your case, all the people will be related. The county folks have no way of proving how many people live in the house if they are not allowed entry. Even then, they will only fine you. --108.51.xxx.xxx

The people on the lease then the extra ones cost 50bux a month on my lease, 2 per bedroom and aunt Sally on the sleeper sofa is the limit for my places according to fire code, sometimes there is more people who are visiting but they have drivers license and utility bills from home. --76.188.xxx.xx
