I bought some cheap single hung replacement windows from our new Menards.

While they were $100-$120 or so a piece, I was let down to see the exposed string that attaches to the sash... it looked like 10lb fishing line.... has anyone found a cheap, vinyl replacement window? And where?

Some windows I bought years ago arrived warped so much the sash would not slide.

Have you considered visqueen and a staple gun??

The real expensive Anderson windows that I have in my own house have that string. Granted they are 25 + years old and do not tilt in, but they still work. A bit sticky on the vinyl at times, but some teflon spray takes care of that. --108.44.xx.xx

A friend who's 9 unit apartment complex is on a master meter, the owner pays all utilities. So when the windows needed to be replaced I told the owner to get Double Hung windows because he had 9 foot ceilings and "heat" would be trapped and with only the lower panel opening in a single hung window very little air circulation would keep in the heat. The tenants would have to run the A/C to compensate for this.

My friend didn't listen and saved 30% on single vs double hung windows. The savings, around $10,000 ended up costing him $40,000 a year in extra power running the a/c all year.... It's been 10 years and he's spent $400,000 in extra power. He should have spent the one time 10K on the right windows. --47.156.xx.xx

Don - Single hung, as in only the lower sash moves, the top one is fixed.

Robert J - I enjoy reading your posts. Your are a genius and I hope to meet you at a convention some day and buy you a dinner and chat. I respectfully disagree with the opinion that tenants would 1) open their windows 2) know how to utilize the double hung feature to increase air circulation 3) be conscious of their energy consumption in a unit where they don't pay their own utilities.

I'm a fan of single hung, with the belief that a fixed portion of the window makes it less likely to break and also more energy efficient. Double hungs have never seemed to live up to their hype in my opinion. --173.24.xxx.xxx

Tenants are too stupid to even know that they can open the top sash to let heat out in the summer. What DOES happen is that the top sash tends to sag down over time (tenants don't lock the sashes) without anyone realizing it, and there goes all the heat in the Winter. Main problem with single hung is that if the upper sash glass breaks you have to call in a repairman because you cannot take it out to the repair shop. --70.90.xx.xxx

We get complaints about windows not locking. We go over, push the upper sash up 1/8" and now they lock.

At one house my guy screwed the upper sashes in place.
