If you advertise an apartment as "furnished",...what does that mean to you? Does it mean the apartment has kitchen appliances AND furniture in every room ?

Yes, my understanding is furnished means furniture in every room and include kitchen appliances, utensils, pots & pans, etc. All the tenant would need to bring is personal items. --40.133.xxx.xxx

I've got one I'm advertising as furnished, "just bring your suitcase"

I am going after the travel nurses and such. Had a phone call from a housing coordinator, but the physician coming in decided one bedroom wasn't enough for him (and it is just him, so who knows). I have it listed on AirBNB and others. I'm charging way more than AirBNB thinks I should, but mine is an entire apartment, not just a room (which is what most from AirBNB are in my area - just a room). I looked at local hotels, and I'm charging less than the hotels are. Mine is advertised including utilities.

This said, I've sometimes provided SOME furnishings for people moving in. Things that were left by other tenants. Many of my tenants are moving out of the university dorms, so they don't have anything. The rest have full furniture sets, because parents use the kids as an excuse for new furniture for their own home. --131.151.xx.xx

How much additional rent can you all get with Furnished vs. non-Furnished rentals?

I did a furnished rental house about 10 years ago and my tenants (students) kept walking off with my furniture when they moved out. I may do it again but no students this time. --68.63.xxx.xxx

For a full time rental, furnished means just that, furniture included, either some, most or all.

Bring your suite case means a hotel, airB&B, etc..

I just rented out a ground floor one bedroom "furnished" suite of rooms, not an "apt" because there is no stove, but it has everything else like a living room, dining area, kitchen, bedroom, bathroom, outside entrance with covered porch, washer/drier. I also included a small fridge, double hot plate, toaster oven & microwave. No dishes or pots or utensils. I did buy a whole new bed in the bag comforter set from Walmart for $29, all new cheap drapes that look modern and clean. The furniture I either got for free or dirt cheap off craigslist and was my staging furniture, it's all nice and clean modern stuff. The kitchen area has a nice (used $100) 6' granite counter and backslash. The unit is only 434 square feet, with utilities included it's rented for $1000 a month. I had a ton of interest. I found what seems to be the perfect long term tenant for it too. It showed very well due to it being furnished, and my new tenant was coming from a long term shared house/ rented room situation, so he didn't have furniture. Roy,

A few days ago we moved furniture into a one bedroom apt to start offering some furnished homes.

The next day we rented it (at the furnished price!) but the new res did not want any of the furnishings!

So we moved it out and gave him the keys.

After meeting Al Williamson at National Comvemtion a few uears ago we set up another one bedroom to qualify for American Express AirBnb standards, (CO detectors, extinguisher, first aid kit, shampoo...). “Just bring your toothbrush!” Each time it comes open it just rents for another year and I don’t have to mess wih short term turnovers and personal service.

There is a need and a market for furnished rentals.
