I have a 3 family house that does not have an exterior access to the basement. The only access is by a door in the common hallway. I have students and they have inquired about a washer and dryer in the basement.

Someone put a dryer in the basement years ago...don't think it works, but in order to have machines down there I would have to dismantle the railings and maneuver the machines around the corner of the stairway....a real pain.

A new appliance company is moving to town and they would come over and access the situation to see if they can make this work.

So, I would get coin ops, or course. Just wondered, I know they are expensive and I would have to have a separate meter for a gas dryer, then have it plumbed for a washer, so I wondered if it was all worth it. Up front costs are quite a bit. Also, the basement would need to be cleaned out...lots of stuff down there.

There are hook ups in each apartment, but the thought of overflowing washers on 2nd and 3rd floors makes me cringe....students...don't know common sense! Lol!

Just do an electric dryer. You already have separate power for the washer. I'd assume a 30 amp breaker and a little 10-3 is going to be much cheaper than a new gas meter.

I buy my coin ops from a guy who supplies new machines to laundromats and colleges/etc. He keeps the old machines and sells them to guys like me. $700 for a set. Heavy duty commercial machines for small multi unit properties. Good deal for me.

Commercial machines might not fit down your stairs and hallway. I might just get machines that are not coin op and raise the rent a bit. Once I put coin ops in my fourplex basement all the permits became more detailed and expensive and the building inspectors got more intrusive. I think my setup was four grand back in the nineties. One building inspector accused me of running the gas off of one of the tenants' meters. The connection was up under the ceiling. He grabbed a pipe and started shaking the whole system to see which meter was rocking. It has been harrowing sometimes. --73.178.xxx.xx

There are several laundromat close by, so that's not a problem.

Charlie, hi! I really hate the thought of washers on 2nd and 3rd floors...kids don't pay attention......

My water bill would be crazy if they all had their own washers. I can just see all their friends coming over to do their laundry on my dime!

I offer free internet with my rentals. One kid told me that he would rather have internet included in his rent instead of a washing machine....but....maybe because he liked gaming better than laundry! I think I'll just let it go for now.

I can always put up a carousel type clothes line outside, but it's much easier to just dry the clothes at the laundromat instead of bringing wet clothes home.

I am a contractor and owner/investor of many apartment properties. You want to NEVER EVER put the "washer and dryer" into a basement. This is asking for a lawsuit. Someone who is carrying down a laundry basket full of cloths can easily have a trip and fall.

It is so much better to install a shed on the outside of the property and bring power, water, gas and a drain to that location. Since your property is already on a raised foundation, a contractor can run the lines/pipes from the back of the shed to any needed connections under the building.

Yes a shed and hook-ups will "cost money". But a tenant who falls down the steps and is hurt, out of work, can easily sue and get $100,000. If sure you have a deductible that is greater than those costs.

Several of my clients didn't want to listen. One was a 72 year old women who took over running her real estate when her husband passed away. I refused to do washer dryer hook-ups in the basement and warned of these issues. I also called her daughter and son and gave them warning also. In the end two tenants fell down the steps the first year. Why, because the steps only had one railing and the person carrying down the laundry was holding the basket with the wrong arm and couldn't grab onto the railing. She fell, broke her ankle, was out of work, lost her job and had no medical insurance. That cost the owner's insurance company well over 100 grand....

Her friend a block away had me do the install into a custom shed and the total cost with hook-ups and shed was under $3K. --47.156.xx.xx

Here natural gas clothes dryers are less expensive to operate as electricity costs are high. Commercial front load washing machines use 40 less water along much less hot water as the bottom of the drum is used during pre wash and wash cycle. Sometimes on Ebay or other websites it is possible to buy some used coin laundry equipment. Consider installing video security camera equipment as this discourages theft and vandalism. Since hot water is minimal with front load washing machines a demand water heater which only heats when hot water is required will be the best option. --147.194.xxx.xx

your fear of an overflow Is unwarranted. Even if they did it would be a limited event and not do real damage.

"There are hook ups in each apartment" hello CRAIGSLIST - get more rent with W&D included that way nobody brings in their units and bang up the walls

Use the braided supply hoses with the automatic shutoff built in to the connection

I have never had any issues with washers over flowing. Getting a clog in the line yes, water issues, no.

If you want to provide a washer/dryer just make sure each apartment has their own hook-up and better yet let them provide their own or you will have washer dryer repairs. Sometimes I've offered them for the tenants convenience because they were left behind but it's in the lease I don't repair or replace them. If repairs are needed it's on the tenant or I will come and remove them if they want to replace them. --75.89.xx.xxx
