Anyone else have a PITA tenant who insists on a new pad with new carpet? Our policy has been to keep the existing pad IF it is clean and not crushed. Comments?

Alan,
You're bringing a tear to my eye as I nostalgically remember all the trouble carpet creates and the money spent on carpet replacement, cleaning, repairs...Ahhh the "good" old days!

Brad...I hear ya! This small replacement carpet is only temporary until their lease is up and property renovation begins...with floor tile throughout. --73.158.xxx.xxx |

Sometimes old padding has urine and/or other stains. You should agree that when the old carpet is removed, if there are no stains on the backing of the carpet, nothing got through to the padding and it could be kept. Or if the padding is worn or the worst quality, then it should be replaced also. --47.156.xx.xx |

When I used to use carpet I never put pad down in class c units,i stopped using carpet several years ago and sometimes now I just paint a plywood floor and leave it and it is still better than most of my competition --72.231.xxx.xxx |

Replace the pad. That's where the bugs and urine and smells are. --73.178.xxx.xx |

Carpet padding extends the life of the carpet. We always replace it when replacing carpet. Since we accept pets we use padding with a moisture barrier. --98.121.xxx.xxx |

Not replacing the padding while replacing the carpet...
Is like not replacing the oil filter when changing oil. --99.59.x.xxx |

I dont believe every carpet pad needs to be replaced.
A proper examination will determine that.
My life long Carpet Guy, that I trust immensely, agrees with me.
There are good pads and crap pads - Buy the best and it can last.
Carpet Companies won't warrantee the carpet without their new pad.
Never ever have I had a warranty claim on a carpet - what a scam --24.34.xx.xxx |

Oh yesteryear when carpet was underfoot of a somewhat responsible young family concerned the newborn would step on a toy and fall down, today the human race is more concerned about rescuing outdoor animals than caring for their own offspring (that is what grandma is for at her expense), so fluffy and fido get honored for sprinkling the stink and stain magnet with a wide array of germs and bacteria strains (got to borrow from grandma for the new prescription for the latest cough and wheez medicine), I suggest tearing out the pad and putting in 1 area rug which can be replaced in an hour by the tenant. --76.188.xxx.xx |
