How are you guys checking the condition of the "person/premises" when they are from out of state and do a lock box showing?

I'm easing into lock boxes and am not entirely comfortable with it, especially with out of state prospects, because it's not easy to pull a criminal report or drive by their current unit when they are from out of town. --50.32.xxx.xx

Go back to this: the baddies want to talk face to face so they can impress you with their sincerity (lies). Every salesman (and liar) knows face to face gets mush more credibility than phone or email.

A lot of states have free online court records. We used to call the police dept.

I goog for a Mom&Pop small realty office in the town, call them, pay $50 if done within 24 hours.

I text them the name, address, phone to set their own appointment, and ask for pictures showing the cleanliness of the home, the pets, and a smell test.

Works for me because most realtors are broke and eager to earn $50. One knew exactly who I was talking about and said she could save me the trouble - "You do NOT want those applicants" she said. I sent her the $50 because she just saved my rear.

Gives me peace of mind and eliminates some baddies who are trying to pull one over on the LL.

The visits that don't pass save me THOUSAND$$$! $50 is a CHEAP investment to protect my property.

Long term benefit we are experiencing: these cleaner residents are leaving super clean houses at move out.

Brad and Sisco do exactly what I do. Once you've finished going thru someone's application with a fine toothed comb, it's RARE (but still happens occasionally) that you find a bad one. So at most you end up spending a few extra $$$. No big deal to save yourself thousands in lost rent, legal fees, and repairs.

Think of it as paying a "good tenant insurance" premium. --173.20.xxx.xxx
