Can anyone recommend a really HONEST, ETHICAL, property manger in Austin , TX. We live out of town. We know a lot about maintenance costs and timelines. We need a company who actually really cares about ROI.

Sorry G Allen, but a Property Manager is going to care about THEIR ROI, not yours. And their motives and game plan are diametrically opposed to an owner's. They make money on turnovers and service calls. Not saying they are evil, they just have a different set of priorities. --50.82.xxx.xx

It's hard to make money on rentals here in NJ with all the licensing and fees and property taxes.Possibly Austin is the same. If you want good ROI you need to get a 401 K with TIAA. They have been advertising. There are folks on here from TX who may know someone or something. --73.178.xxx.xx

If you go to the main site of mrlandlord and click on Services (third from left at the top) and then click on Property Managers (extreme right under the photos) you will be taken to another page which has a property manager search tool.

I have used that tool in the past. I had provided my zip code and gotten a list of Property Managers in my area. But this time the property manager search tool was missing. I don't know why.

Anyhow, that had gotten me started on a search in google for property managers in my area. I had found 38 property managers in and around Charlotte. I had gone to each of their websites and read up on their management styles, resources and philosophy and identified one winner. The winner was a very obvious choice. At that time I already had a property manager (who is still managing our property) but it is a technique for making a very good educated guess at who is going to be a useful property manager for you. Using that technique for Austin TX, you should be able to identify your number 1, 2 and 3 choices. --65.188.xxx.xxx

I have properties near Austin and have tried many pm's and I'm sure there's a good one out here somewhere but everyone I tried was a liar, they are lazy, they are not honest., they do absolutely nothing but take Your money. They wouldn't even show the house .... not one of them. They would leave a key there and tell the person to go look by the self and if they want it to call them back . They are useless unless you want to just give them money for nothing and get horrible tenants.

They told me they did credit checks, criminal , references etc. they did NOTHING and every one of them was an agent for a major real estate firm. Run as fast as you can from a PM! --73.166.xxx.xxx

Great Action , I tried the link and can't make it work for me either.

If I can find a reliable handyman / plumber...etc...I could manage remotely. But, I can't find anyone who is reliable. --47.146.xxx.xxx

G, my properties are in a small town outside Austin. I live in Houston. Ive had these houses for 19 years and after the first year of mistakes hiring PM after PM and firing at hem almost instantly. I found a great plumber, electrician, and all other tradesman I needed and haven't looked back. I also found a very honest maintenance guy and made friends with him. Not only does he take care of my houses perfectly at an extremely reasonable price. He also shows the house and gives me his opinions on the app,icants. When they are up for rent . Him and I have grown to be very close friends and he has never done me wrong in 19 years.

To this day I have never evicted anyone, all my tenants have been great people. I never have any problems thank God! I go there maybe twice a year just to see what's going on. Most my tenants stay an avg of 5 years.

So as you see it can be easily done. The right people are out there you just gave to find them. Good luck! --73.166.xxx.xxx

Thanks For the encouragement Larry. You are convincing me that is the way to go. Finding these companies is the hardest part!

I found a good HVAC company, and good window and slider company.
