Called about rent on tenant whose been on the property 13 months and never late. Mom calls back this afternoon. Son is locked up and his probation has been revolked. Now doing 3 years. Mom says he was working on car in back yard for friend-- his part time $. Never had a problem with it -- he wasn't storing -- and wasn't a junk yard. Not sure how cops got wind of what he was doing but he had the car in his position and it had been stolen. According to mommy he didn't know it was stolen. Anyway she's moving his stuff out and will return property back to us the 5th. We immediately filed for non pay with court on line. Just to get the ball rolling.

We have his NEW picture from booking. Yea this was one that slipped through--- the county that locked him up originally just started allowing access to court criminal records. You could see civil stuff. Wish this was statewide not just county by county.

His X girlfriend also signed the lease and right now we don't know where she is--- but we're looking.

Ken -- it's always the blame game--- lets face it Mom's don't ever give up on their kids so his is no different and it's expected-- "he was working on someone else's car" and as you say had he not had a record or been on probation he would have been free--- but it's the guys fault who stole the car that tenant is now locked up.

NE not really dealing with it. He was put in jail around the 8th of Sept. Now they're afraid his stuff will be put to street--- so dealing with it to me means get the stuff out the 10th of sept -- not Oct 5th.

BUT we're the uncaring LL scum.... I'm just working this to try to get property back ASAP-- will get past $ in 2 or 3 years. --99.103.xxx.xxx

Maybe the Landlord Associations in GA can push to have the access go statewide. It may be a great opportunity for the Landlord Associations to get this access PLUS it will help other businesses to have access too. And it would seem it would make several state agencies have much easier access as well. You would think after 911; that occurred 17 years ago; that state level and county level agencies would have made sharing information easier access. Due to the fact that a Landlord in Florida had rented to several of the major suspects that created/caused 911.

Myob of GA, I am not comparing your tenants back ground to to the 911 Terrorist. It's the fact of sharing important information on database across county and state lines would be extremely helpful.

NE was looking for information on a prospective tenant formerly from the state of

N.E. or was it N.H. It boggles my mind that some states are back in the 1900's with their technology, and here we are in the 20th century.

Uncaring LL scum Myob of GA, at least you have Feeling!!! Uncaring Feelings!!! It's great you started the non payment of rent and eviction process on TheJailed Tenant and the X-GF.

Mommy dearest may say one thing but will she carry it out and does she have the authority to move the stuff out of the unit? What if the x-GF has her stuff in the unit too? And Myob do you really care who moves the stuff out of the unit just so its cleaned out immediately A.S.A.P...

Tomorrow is 5th so I'ill post then. I told mom to leave keys on counter and write note that they are voluntary surrendering the property back to us. Sorry I'm not a hand writing expert to verify. Will take pics of inside and out. What I need is the guy from Pawn Stars in NV-- you know the hand writing and signature specialist to verify X girlfriends signature-- or just a copy of the keys? --99.103.xxx.xxx

Back to my point, the courts need to share this information with the major advances in technology there is a need for sharing of information.

Myob of GA situation is a prime example of the need to share information. It's great that MOMMY DEAREST ACTED SOONER RATHER THAN LATER.

Myob of GA if you have all the GF's info can you click on Credit Check on Mrlandlord.com and run a tracer on her. OR do a skip trace on her, not sure GA landlord tenant law on notifying a tenant that abandones the unit. I will assume the x gf never notified you that she was moving out. Did X GF change her address? Also I would have MOMMY DEAREST sign a statement that all the items removed from the unit were her sons Mr. Jailed Former Tenant.

AND once Mommy dearest removes all the stuff from the unit and hands over the keys. She signs the voluntary surrender of the unit and the XGF stuff is gone. MyOB of GA I would go to the unit with the paperwork that you want her to sign once she hands over the keys and does a final inspection with you. Also get her address as well.

Cell phone you could text X-GF her But she most likely she has a new number.

X-GF email address could be changed too.

On X-GF application if she included a relative name & number you could try contacting her.

Here's a point where the X GF left and did not notify you so basically she abandon the unit for whatever reason. Maybe she realized the BF was not who she thought he was so she left a bad situation. Can't blame her if this was the case. However now it makes your process a little harder to contact her.

Tom I much appreciate your thought on this-- it shows me your my kinda LL.

If I meet the mom then I can't say the girlfriend signed it over. If I tell them-- leave keys and note that says voluntary surrender-- well I don't know if ADAM or EVE signed it-- just that the keys fit the door--- who would have keys other then tenant. Second and more important-- when keys are left-- there is no walk through. Keys left -- according to judge means your done. If your not done how would you get in to do anything? U left keys right?

My contact with her GF is already in work since her name is on the dispo. I don't want to find her for maybe 2 years so the bill gets to a point I'm interested. Should be around 5 to 6K by the time she gets garnished. Can't garnish the guy he only makes 1.25 an hour for the next 3 years. --99.103.xxx.xxx
