Imagine that your city is undertaking a huge construction project (specifically, the replacement of sewer lines (yay! we need this) right smack in front of your vacant rental (boo, not good for business). It's noisy, messy and doesn't look like its going to be completed any time soon.

How would you disclose this situation in your ad?

Even though this is completely out of your control, do you lower the rent (as you are currently unable to compete with rentals that don't include this added blight and inconvenience? "Construction Special!"). How much?

Most of our tenants have been night-shift workers. That will not be possible right now, because we cannot offer them a peaceful day's sleep. If our ad states "day-shift workers only" are we discriminating?

This is a furnished, short-term rental for contract workers. The average stay is 3 months. It is not licensed/zoned as a hospitality business.

In a rental house in a great part of town (Los Angeles City) the City gave me notice that they will digging up the main street to replace pipes and drainage pipes. The project was going to take around 4 months. My rental house was near to the corner so dust, dirt and noise was going to be an issue.

At the time I had tenants living there already for 2 years. So I had a meeting with my tenants. I told them how sorry I was and offered to pay for a house cleaning service once a month. They took me up on my offer. Then the problems began.

The neighbor next door started a 1 year construction project. To add a second story and install a below ground pool. The City project that was going to take 4 months ended up going on for 7 months.

My tenants weren't happy, so I agreed to lower the rent. The market rents at that time was around $2,400 a month and I was only charging my tenants $2,200 a month. But I lowered the rent during the balance of the construction to $1900 a month and didn't have to pay for any cleaning service.

The tenants stayed another 8 years. I then sold the house at the height of the market. It worked out for everyone -- for a price any tenant will put up with noise. --47.156.xx.xx

People who work night shift have many strategies for blocking noise. Just rent your unit and explain to each applicant that there will be construction. They cover the holes at night with big metal shields so don't worry about it. --73.178.xxx.xx

I think you have the blight backwards, the other parts of town with no sewer repairs are the blighted area. If you do phone contact before showing to verify pets and smoking status you could advise look for the digging machines, it will be done before you know it. --76.188.xxx.xx
