Here it is...
Did 4 Basic, planned move outs, (natural attrition) 100+ pics of the exterior and interior on each home. Pleasantly surprised that 3 do not need ANY cleaning! Turnover Queen WMH has inspired me to step up our move out communications and it's paying off! Clean homes out move out is now the norm.
The 4th one was cleaned but they left a ton of firewood, pallets, raised bed planters...I always snap a pic of the toilet bowl. This one was nasty but totaly DRY! They had been gone long enough to let the bowl evaporate. (I'm not in LTD's dry desert - I'm in humid Indiana!)
Did 2 2 Minute In Home Visits today. Both went well, super clean, in and out quickly. So glad to spend that time and effort because now I KNOW they are clean people and do not have to cross my fingers and HOPE they take care of the house!
And best of all...a money order for $2000 ELT from a couple who argued they should not have to pay it because they bought a house. We've been marekting that house for 3 weeks and have several apps ready to take it.

There is no doubt the in existing home visits save us from having uncle Eddy;s motorhome drainage going on the rear yard, creating the weed free greenery growing in a rectangular shape but covered with flies - Erma Bombeck wrote a whole book on this. --76.188.xxx.xx |

Great job Brad! It's all about expectations and communication up front: you get it clean, you give it back as clean or cleaner, and here's exactly what we mean by clean (written check list.)
We have one leaving soon, and she casually told me that they would be gone the 13th and "the cleaner will be in here on the 14th." She also showed me the oven (cleaned already!) and asked if that was good enough! (Yes it was.) --50.82.xxx.xx |

Congrats, Brad! I too have been using the Turnover Queen's cleaning checklist and it works! Last 3 move outs required only very minor touch up and we had new tenants in within the same week. --173.20.xxx.xxx |
