In trying to decide weather or not to "build in" the annual cost of gas for heating, cooking and hot water in our numerous newly constructed
"standard 800 sq. ft. 4 room 2 bedroom apartments" up here in cold Boston, Massachusetts, we would greatly appreciate absolutely any input at all on what others in this area might estimate they could, or should, be.....

There's a ton of factors that go into this. I own a 773 sq ft condo, 2 BR. It's in Golden, CO which also gets pretty cold. But it's on the top floor (of 3), and it has west facing windows. So the gas bill is only about $50 per month in the winter. Less in the summer. It was very little when my son lived there (less than $40). It is closer to $50 for some of my residents (I have asked them what they pay.)
But there are other condos in the same community on the bottom floor facing east. I would bet they are at least $100 in the winter. Go to a local landlord group, and ask around. See what others paying. Or you could hold off and not pay the gas for the first tenant in each apartment. Once you have an idea of what the costs are, build it into the next set of tenants. --174.29.xx.xxx |

I had a master Gas meter for a 9 unit apartment house. The Gas Company and City Building and Safety Permit section wanted to charge me tens of thousands of dollars to install 10 gas meters, 9 for the tenants and 1 house meter for my laundry room.
Instead, for $100 each, I installed sub-meters to each unit's wall furnace, stove/oven and water heater. As a licensed plumbing contractor I filed for the permits, was denied and then went ahead anyways. The cost of an attorney to threaten litigation was only a few hundred bucks more....In the end, I was victorious. The only reason they denied me was on the basis they would steel less fees from me. --47.156.xx.xx |

IMO you are always better to let your customers decide & pay for all of their own services (electricity, heat, cable, phone, etc) when ever possible. You could have a realistic figure for the gas expense built into your base rent but you have very little control over how wasteful your tenants might be. Unless they actually get a separate bill for their heat they will not worry about whether the windows are opened or closed. --71.174.xx.xx |

My tenants who are moving out sent me a spreadsheet of their utility costs. They were billed $970 for the past 12 mths of gas (heat, water, and range). This was 2 people on different works shifts (meaning usually someone was home). the Sq ft is 700.
It's insulated but with the old, original wood windows. Programmable thermostat.
Steve's right. Have separate meters and have your tenants put the utilities in their name. If people don't pay for it themselves, they are incredibly wasteful. --209.6.xxx.xxx |

When the market was tough, I included utilities as a selling feature since my clients were mainly at C area. Definitely not worth it if you can rent out in today's super hot market w/o including utilities..

I highly recommend individual meters, at the least for heat. Sub meter if you have to, but their own billed meter is best. With new construction, go for individual meters for both gas and electric.
It is amazing how people will waste when they aren't paying. Having had one large boiler for 2 units for a few years before I was able to put in 2 separate boilers, I can tell you the difference in cost was amazing once they had to pay. You can feel the difference when you walk in the door, you can see the windows closed. They were wearing winter clothes not summer clothes in the middle of winter.
If you don't keep them separate you don't have any idea of who is using more. So you can't raise their rent to cover their use, everyone else pays for the high user which also makes them think they might as well use it too. --108.44.xx.xx |

MaryLou, it sounds like you may be considering renting them "including utilities". My advice is to stay away from that scenario. Tenants will jack up the heat and then open the windows in February because "it's too hot". Most experienced landlords will rent "including utilities" only at gunpoint.

I pay about $200 a month during the bitter cold months here in NJ for an entire duplex. However we are now in solar minimum so don't count on the sun to help much until March again. And in Massachusetts that would be April or May. --73.178.xxx.xx |
