I posted about this earlier but just to recap, had a m2m tenant who said she wanted to move and I told her unless she signed a 6 month lease, she would need to move at the end of the month and gave her notice. I've been advertising and showing the unit and she's been cooperating with that and she's really a good tenant, but I want her there until March and I don't want to be in a situation where she moves next month and I'm stuck with a winter vacancy.

I've been showing the unit and don't have any bites yet. I have a guy coming in tomorrow who says he'd like to move in mid-October, but other than him, I'm probably looking at getting someone for November. I had given some thought to rescinding the non-renewal and letting her stay another month; no need to missing out on rent and as long as she cooperates, I can keep showing. However, I'd rather not show at all and keep her there until March of next year.

She's an excellent tenant. No hassle and always pays early. And she just now paid her October rent even though I gave formal notice of non-renewal. I can simply refund the money and insist that I won't take it unless she takes out a six month lease or let her stay another month and I try to fill the vacancy for November. She wanted a couple of months at the outset which I didn't want to give, but I have no one for October at this point unless they guy I'm showing the unit to tomorrow works out.

What would you do?

I don't know..... If you change your mind she may see it as being indecisive / she won / she is in control. She could turn on you. Might even get mad like: "why did you make it so hard for me if you didn't mean it?" But, you know her temperament better than I.

Sounds like she's on the fence. Maybe a little concession or upgrade will keep a paying res and save you a ton of turnover costs and aggravation. Right or rich

I'm not sure why you are undecided. She's a good tenant who obviously wants to stay. I do understand preferring a lease vs. M2M but I find November through the end of February brutal months for rentals even in a city like mine where rentals rarely stay on the market more than a few days. --98.121.xxx.xxx

Why does she want to move? (sounds like she hasn't found a new place) If cost is a factor, it might be worth it for you to lower her rent a bit as an incentive to sign the 6 month lease. You keep her until a better time, she can better afford the place. If it is an amenity she needs, can you get that (washer, drier?). Excellent tenants are worth a lot, turnovers can cost. Her apartment is on the 3rd floor of a walk up and that's what she doesn't like. It's a nice cozy little place, but that walk up is a killer. I myself dread having to work in the apartment and carry stuff up there in several trips. There's nothing I can do about the steps. Yes, we can get them up there and her kitchen is big enough to accommodate both. I'd probably exhaust the dryer through the window. I saw an adapter for that. I could eliminate running up and down the stairs going to the laundry. I'd probably need to do this for the second floor tenant also to keep down the jealousy. The second floor tenant is good also. So, I think I'll upgrade them both and lock them into longer term leases. Both are m2m. --172.56.xx.xxx
