HI all. After how many years should hardwood floors be refinished again?
The Tenants' unit floor on the whole look good. Though, oddly, the living room and Dining room floors are dull while the bedroom's are shiny. I'm thinking maybe the living room and dining rooms were cleaned more often with cleaning fluids that dulled them.
There are a couple spots that need a light sanding and new finish. One where a chair kept scraping back and forth and right at the top of the stairs. Also, a couple deepish furniture gouges where the bed was.
13 yrs ago, they were sanded and given 2 coats of high gloss poly.
So after how many years should sanding and refinishing be done again? Is it possible to sand and refinish too often? Is there another option?

Just reread the moving out tenants lease. It does say they should use floor protectors under furniture. Sigh.
The gouges are roundish. So the only way to "fix" wouldbe to use wood filler and then try painting some stain on it to mimic the grain. Oy! --209.6.xxx.xxx |

Usually it takes 3 layers of poly to get a lasting shine, water base stuff can do the skid marks easily, you may have to grind that junk down so you can get 3 layers of good stuff on the floor. You could try a speedy 120 grit on this, vacuum and turn off the HVAC so no dust flying anywhere a few days while you try a couple layers of good varnish - if it doesn't get all wrinkled up add 2 more layers for a lasting shine. --76.188.xxx.xx |

How many times you can sand is dependent on the thickness of the wear layer and the experience of the person who is doing the sanding. Sanding generally removes 1mm of the top layer so a 2mm layer would limit you to at most 2 times whereas 3/4 inches (18 to 19 mm) would allow almost unlimited sanding.
I would only sand hw for 3 reasons; deep scratches,stains that cannot otherwise be removed and cupping due to water damage.
Spot sanding is difficult to do since it will produce an uneven look. You either need to do an entire room or not at all. --98.121.xxx.xxx |

I would only sand floors if absolutely necessary. As you have described the floors, I would just screen or lightly sand to scuff up the existing finish, and re-coat with one or two layers of poly. I would not do anything about the cupping and scratches. They add character.

Call it "distressed hardwoods". Some people pay good money for that look. ;)
If you put stain directly on the wood, like Kathi said, you might open it up a bit first to help it absorb better, but not worry about doing a full sanding. Then toss a coat of polyurethane on top. If you have plenty of dry time and aren't worried about your turnaround, you can give the stain a week or so to cure without worrying about sanding at all, and then poly on top of it. The stain will even the color; the poly adds the shine; and you ignore gouges and scratches.

Scuff them and add 2 new layers of finish. We use oil based polyurethane. I’d say about every ten years or so. Although dining rooms are particularly tough. We seem to be having a 2 year life in OUR dining room. We don’t take shoes off at the door and have a dirt driveway. --68.238.xx.xxx |

Those floors will last forever until abused or worn. My home was done 30 years ago and still looks great except under the kitchen bar where the stools are constantly sliding back and forth.
We use a satin finish because it hides imperfections. Gloss shows every dent, scratch, rub mark...
Can you locate what was put down 13 years ago and stick with the same product?
We will often lightly sand with a sanding sponge by hand (easier than it sounds!) and add a top coat to make them look great.
My guys like a product from Lowes they knicknamed "triple thick". (not it's real name) It looks like 3 coats with a single application.
Unless this is a high end home we just topcoat it.

I have also "hand sanded" and put another top coat on. Easier on the wood, cheaper and less messy and floor looks good. You might try just washing it well with a vinegar water mixture. Sometimes the cleaners LEAVE a film, not take off the finish.
Satin is better than gloss for hiding imperfections, but you will probably want all the floors to have the same sheen. Spot sand / fix just the areas that need it. And unless it is a real high end unit, just make a note of the dings when you rent so the new tenant is not charged when they move out. --108.44.xx.xx |

I would get some good commercial olefin carpeting on that that is low enough pile that they can add area rugs and then get it rented. How long can you keep it empty without financial loss?

I only sand my hardwood floors once because of time, energy and money. After that I just wash the floors well, let dry and then poly over time of them. I use the gloss oil based poly from Minwax in the 2.5 gallon containers for about $90.00 last time I checked. They then look shiny and wonderful again. I might experiment with the satin finish in the future for the reason that some people have mentioned. Good luck. --12.47.xx.xx |

Thanks everyone. I'll clean up/sand and poly over the spots that are an issue. And I'll look into putting a coat of poly over it all (or at least the lvg room and dng).
Thinking more on the past (lostmy records - long story), thosefloors have 3 coats of high gloss. that was recommended for tenants as being more durable than satin. My unit's satin floors have only 2coats and are ok after 20 yrs except the high traffic area. I'll clean, hand lightand those too and then recoat.
