I was checking out posted pictures and Pat of VA had some very nice pictures of their units: their mobiles and houses.
The pictures may be older and updates may have been done after the pictures were taken.
From the cheap seats the railings on decks and stairs were a concern on a few of the units.
On the house with red brick on the front and white siding; the front and back porch did not have railings on the steps.
Railings should be every 3 1/2" so children can not get heads stuck nor fall off. UNLESS your area building codes requirements are less than 3 1/2".
Also Railing are extremely important so if people/tenants fall down or fall up the steps they can catch themselves with the railings.
How many times have YOU fallen up a step? IF there are no railings the hazard of failing off the side of the steps is a higher risk.
RISK MANAGEMENT is extremely important with our investments especially in this "Sue Happy Environment" and the "Ambulance Chasing Attorneys."
Maybe if many of the landlords have not been to your rentals this would be an excellent reason to stop by to do a "SAFETY CHECK" on the exterior and interior of your units. How's the railings look on the steps and decks, porches and balconies. ANY rotten boards, loose boards? How is the distance between the pickets? Railings on decks and stairs don't need to be the 2 x 2 pickets you can use 5/4 x 6 run horizontally to help create a safe deck or stair railing.
Stay safe and stay warm soon the furnaces will be running. It may be time to have your furnaces checked before winter.
Enjoy the fall colors in the northern states. The fall foliage will be beautiful soon in many northern states.
OH YES in northern Florida there is "fall colors" monochrome BROWN in February and March. WOW that was exciting!! PLEASE do not send that cold weather into Florida from the soon to be frozen north. There is no need to share the cold weather.
