I don't understand people. But I do try to help so long as it's good business sense. Even then...
I've had a tenant pay consistently late (1-4 days) since....forever.
Forget tenant training: we always enforce late fees. He pays them. I've never had to file since we wait until Day 7 unless there's something else seriously wrong. He's otherwise clean, quiet, and keeps the place up very well. To date, I have collected $665 in late fees from him since the lease began in 2014.
We've had him on monthly, bi-monthly, and just recently switched to bi-weekly to line up with his paycheck. He paid me a $25 rent plan change fee for this privilege.
Rent was due yesterday. Nope....but paying today. He's good about letting me know at least.
I don't understand, but I do try to help....for a fee. ;-) Might as well get paid!

I had a tenant about 2-3 years ago that was late EVERY MONTH! Every single month. He was actually a repeat tenant and had lived in that same unit several years earlier with no issue.
He would wait until the very last second before I would file eviction and then he would get his mom to pay his rent plus the late fee. The guy is my age, I mean come on dude.
Unit was clean as a whistle too.
When he moved out, he was my very first taker of Jeffrey's rapid deposit return option. He paid 10% of his gross SD to receive it back in a week. I wonder how much of it he gave to his mom?

Pay day, other obligations - whatever. Just go with the flow.
I have a tenant who calls me every month. At least she is on time.
Tenant: "I misplaced your mailing address, can you tell me your mailing address again, so I know where to mail my check???".
Me: "It's on our rental agreement".
Tenant: "Do you really think I know where the lease is???"
