So we provide washers. Recently had a washer keep filling and overflow...luckily under studio, in shed, onto dirt. Luckily tenants told us :)
Realized it is the 4th time we have replaced a washer there in 10 years. 4 people share this washer and previous tenants washed things like blankets and throw rugs (don't allow that anymore.)
Added it up though and it's cost us $500 or less total, or $50 per year, "repairs" (replacement) happens within days, and no hassle to us. Used Appliance Guy delivers and hauls the old one away.
$50 a year is WELL worth the good will and better rent we get as a result. --50.82.xxx.xx |

Reset the water level control by rotating one way then the other, if this has no effect the plastic tube between the tub and the switch has rotted off,first couple times you can cut and put back on the tub where it fails from all the shaking.... --76.188.xxx.xx |

I've had some really dumb tenants that would fill the washer with water, then add the bleach, then add the clothing. 99% of the time it would overfill and cause a minor flood. Are you considering what might be causing the washers to go? Other than the tenants. First thing I would consider is the moisture from the ground that is rusting it out. But still, having it in a place it can't really hurt anything if it over flows and at that price it is certainly a selling point.
Do you have an automatic water shut off on it, in case something happens that keeps the water running. --108.44.xx.xx |

I had a tenant destroy two washers by filling first and then adding clothes, like RobertJ(CA) said. We finally figured out what the reason was. The first washer was 30 years old, so we let it go, but they paid for the new transmission on the 4 year old one!
Now we have a clause saying that the appliances are for their convenience, and that we have to option to repair or to allow them to replace at their own expense. --71.175.xxx.xxx |
