What does your lease say? --24.20.xxx.xxx |

IC (Indiana Code) 32-31-7-5
Tenant obligations
Sec. 5. A tenant shall do the following:
(1) Comply with all obligations imposed primarily on a tenant by applicable provisions of health and housing codes.
(2) Keep the areas of the rental premises occupied or used by the tenant reasonably clean.
It is in my lease tenant is responsible for vermin after signing the lease (It states tenant has inspected dwelling for vermin prior to signing.) --75.104.x.xxx |

I would highlight that part of the lease and provide a copy to your tenants. --172.56.xx.xxx |

Rick,
I believe it's in the HEALTH code that the LL is responsible for bugs in multis, res in singles.
Other than bedbugs most critters are not too expensive to eradicate. Less than one hour with an atty. Bite the bullet and move on??

I would think in a multi unit building, you would be. A tenant there may have bugs only because they are overflowing from another unit. Not their fault and not a good situation. --108.44.xx.xx |

Also dont think even your vermin clause would be valid if it goes against health codes for a multi.
Cant hold one tenant responsible for the others. --73.152.xx.xxx |

It is safer to treat their unit and probably all units as a "good faith" gesture. All the tenants will (should) appreciate it, then the place will be "certified" bug free. After that you can assess if they are still "bringing bugs in" and raise their rent appropriately next year to cover the cost. --162.238.xx.xxx |
