Saturday Sept 22.

left home, drove two blocks see a man struggling to walk, like he has a gimmy leg. Carry a plastic bag, as if he walked to the store. He just tumbled into the grass and didn't get up!! Four way stop, cars in front of me. Pulled over and called 911 for him.

Arrive at my rental house, found the back door adjure and the water pipes missing. Called 911. They came and went, called my husband to bring a board and bolts. Neighbors came over with pictures of the guy and even his car plates! Called 911 again, they came back and took report. The neighbors refer to my house as The Vac Pro. Meaning Vacant Property, or was she saying Vac Co ? either way, my Sugar Shack the the Vac Pro ???

Start to drive home, husband following me,,, we go up the entrance ramp to hwy. just to find ourselves in a swarm of motorcycles, like hundreds, and far in our rear view mirrors that we can see, they are doing stunt and have all lanes and the cars are just being pushed to the side of the road, later on the news we hear there may have been 1000 bikes! Never saw anything like that. To which my husband phoned 911 and then me, saying get off at the next exit... well so was everyone else!

Before the first call to 911, we went to two rental properties, one I not only got back a strawberry patch but also fleas in the house! Stopped at another rent, newly move in tenant, who was suppose to have one small fish and two Iguanas to find out it looked like a pet store! There must have been 50 tanks of Iguanas, and not to mention, bags of trash on the front porch and kid toys stuff all over, could not walk in there with the ladder to access the attic with out doing some housekeeping myself! So I immediately have this tenant in my tenant training program as she doesn't know a date when the tanks can be removed, so i explained that i would be giving her a paper with the date! Correct or move!

Quite a day. Got home and stayed home. That was enough for both of us. Ever had a that day?

Remind me., what's the number for 911?? :)

As a read along I was expecting you to call 9111 to report an iguana attack!

We rented a house to a guy who had 3-4 snakes. No problem. He neglected to reprot he also raised rats and mice to feed the snakes and sell to others. The entire living room was lined with small cages, floor to ceiling. Stink!

Every time I am inconvenienced to do or order a 2 Minute In Home Visit I think of him. And somehow my brain recreates the odor - in my mind??

Plenty of MO on your vacant unit it may be worth it to install a simplisafe security system. door contacts, motion and or glass breaks, water leak monitor, and smoke detector.

Hmmm: 50 tanks of Iguanas. IF there were 50 iguanas x 50 pet fee $2500 PLUS increase pet rent increases per pet of $25 x 50 = $1250. per month rent increase.

OR

Give immediate Eviction Notice for breach of lease.

Plenty, I had a day just as exciting but without the bikes,I was going through some old note pads that I used over the years to write all calls on the phone that came in,jogging the memory of things that used to be.called one guy I worked with ,he's going down to Florida next week for s couple of months,He bough s place in the villages,where another friend and also Cimba bought.Who knows they might run across each other,...........charlie............................................... --32.214.xxx.xx

Found out later its called The Ride of The Century and it happens this time of year. They estimate 1000 bikes. Alot with no helmets. Guy on back of fancy 4x4 truck with camera... it was like a Dirty Harry movie. The hwy there is four lanes across ... it was scary not knowing that perhaps The Whole World had just gone crazy. PEX piping will make the break in less profitable for the bad guys, I think of the Simpson episode when Homer is partly covered in powder sugar from his all time health snack greaseballs and realizes he left a valve open at the nuclear plant - he is yelling at Marge for the number to 911 so they can go turn off whatever was absent-mindedly left on, he prolly would have ran over 40-50 of the motorcycles on his way to meet Hank Hill out of state at the propane display. --76.188.xxx.xx

I concur with Brad on the 2-minute in home inspection. That one step has revolutionized my application process. It likely would have saved you from Attack of the Iguanas. I've had zero reason to regret adding that policy to my screening process. Round trip, it takes me about 30 minutes total. 10 to drive there, 5 minutes of chit-chat (the folks here who refuse to do lock box showing often cite "talking to the prospect" as a key component, I agree, but I do it in their living room where I can SEE and SMELL their lies!), 2-5 minutes poking around, then 10 minutes home.

Remember Roy's post "Your Hourly Rate" from yesterday? 30 minutes to avoid $500 worth of animal damages figures out to $1000/hour. Pretty good wages! --173.20.xxx.xxx

Assuming i did not do a home visit um?

She has a business selling them and goes to shows with them. They were keep at another location. She stated that there was a flood there and brought to the house. So i am requesting they go back to where ever they were. I believe she was in a bad spot and just made a decision. If i dont follow thru then...yes...Shame on me. Love the pet fee option. She works and puts her salary and all her tip money in the bank. She could pay quite a bit in pet fees. Not many young people put their tip money in the bank for all to see. She does right what others would hide. So i believe we will be work thru this... tenant training 101. Growup Adults need only apply. --99.203.xx.xxx

Okay, you win! My worst day ever was only a runaway dog in 22 degree temps - caught it 1/2 mile away - I had no coat or gloves. Next, the cat returned after being missing for 2 days, dragging a muskrat trap attached to it's foot - took it to the vet to be kept overnight for observation after removal. Heavy snowfall begins - vet calls to say that the cat's paw has become warm and cat will recover, come and get it to avoid overnight charge. Takes me twice as long to drive to get the cat, then three times as long to drive back home. Last, I wake up at 2 AM to find that I am freezing and that the cat is actually under the covers with me - furnace conked out.
