I do quarterly inspections, and in the past, I have printed a letter and gone to the house and taped it to the front door. I was wondering what my fellow LL do when they have more than a handful of houses. Do you mail them, text them?

Anyway I sent out letters today for Friday inspection. Getting too lazy to go to every house twice in 1 week.

Text. If there are any issues with them failing to respond, I mail, "Your appointment is scheduled for X. Be ready to let us in or contact us to reschedule at least 24 hours prior to this time."

We do them on Wednesdays between 5 and 7, grouped by neighborhood. The alternate time is noon.

If I had a difficult tenant (and I currently do not) I would be more formal and do it in writing in addition to the text. But here, text will hold up in court as communication.

I typically will text them and I may send a letter to be "more formal" but with our mail service recently I wouldn't trust to mail it out on Monday and it get there by Saturday (it's horrible). So if I do mail I would most likely send it on a Monday and set the day for the following week - then follow up with a text.

I usually do a drive-by as well. If I see or notice something that isn't "quite right" I'll text them or mail them (depending on what the issue/concern is) and advise to get it corrected ASAP and then put it on my calendar to drive by again in a few days.

Sometimes if it's "serious enough" and I start thinking "man, if they are doing this to the outside - what the heck is going on inside" I do an inspection within 24-48 hours depending on MY calendar. --69.201.xx.xxx
