How would you guys prove tenants have been smoking? It is very obvious with the heavy smoke smell, but tenant denied every bit of it and offensive about it. Luckily he is moving out the end of this month. Is there a special test kit for this? We will deduct his security deposit for this, but I can see him coming back and disputing it. Maybe save the ac filter.
What s you guys 2cents?

Maybe when wiping a wall in the house you can see the difference. Take a picture of the two spots together.
Look for cigg. butts in the flower beds/bushes by the porch, look for flower pots on the property-sometimes they put their butts there.-take pictures

Yes, when you go to paint get some trisodium phosphate at the hard ware store. It's a little box of powder that mixes in water. Soak a sponge and wipe a circle on the paint and see what comes off on the sponge which it may be brown stain. Then look at the wall to see how much lighter it got. Photo this and do it in every room so you have proof when you charge the tenant for having someone come and use a floor mop and the tsp on the walls to get the stuff off. --73.178.xxx.xx |

use a magic eraser to write;;; SMOKE on the wall, then put the magic eraser in a baggie and print out a picture and put it together, label and date. Smoke will run yellow on the walls,,, try Yellow Mr Clean and Blue Dawn mixture, write a word on the wall. Photography. Also check the ceiling fans and light fixtures for the yellow stain. This is so simple you wont understand it the first time, get a paper towel - go to kitchen sink - dribble faucet water on the corner of the towel - go to wall with camera ready and maybe the tenant will get close and you can include in picture of the following - wipe a 4 inch smear of the wall - turn over the towel and take a picture of your handprint in the towel - try to aim getting the tenant in there for another picture. drop into freezer bag for court and get a couple other walls, you are done. No magic fluid, no magic cloth or litmus paper, simple white paper towel and dribble of hose water, 2 pictures and a written description on a note paper - east wall 1st floor great room, Sept 24, 2018 or write on the freezer bag with a marker. End of discussion unless tenant gives you the name of a bonded painter who you could interview for this eradication of indoor smoking. --76.188.xxx.xx |

I had a tenant move out who was an "occasional" smoker she claimed. Vee/OH has the method to prove it.
Your biggest problem is the rehab. Some LL may know of a quick way. Me. I had to clean everything. The walls and ceilings several times because of bleed thru of the yellow tar. Then KILZ to stop the bleed thru. Then paint.
Carpet I didn't try to clean it. Just trashed it.
Maybe your security deposit will cover most of the rehab.
That was years ago. Learned my lesson. My lease has NO SMOKING with zero tolerance.

This is what we stated in our lease.
Tenant agrees not to smoke on the rental premises and further agrees not to allow visitors or guests to smoke in the above described premises.
Violation of Agreement Violation of any of the provisions in the No Smoking clause shall constitute a material default of the terms of the Lease Agreement and subject to the remedies and/or penalties concerning lease violations stated in the Lease Agreement. Tenant is responsible for the payment of all charges resulting from a smoking violation including, but not limited to smoke damage or the removal of smoke residue including painting, cleaning, carpet replacement.
