Hello Everyone,

My tenant called and there is some black spots on the bath ceiling. I know this is moisture from using the shower. What is the best remedy? A bath exhaust fan? Share your knowledge what has worked if you faced this problem also. Thanks

Neglected mildew can become mold, moisture ventilation is key to eradicating moisture - open window/bath fan on a 45 minute timer, pickup damp towels and clothing that holds the moisture are all things only the tenant can do. --76.188.xxx.xx

If there is a window or a fan, the T must open it or turn it on after taking a shower. Failure to do so will cause mold.

Mention this in your rental agreement.

I have a building with "hot" blooded tenants that will not open a window when showering. So I did the following:

1) Install a "quite" ceiling fan tied into the light circuit. When the light goes on, so does the fan.

2) I cut a hole in the bathroom door and put a air conditioning vent grill on both sides so no one can get up on a chair and look into the bathroom to see someone nude, but allowed air to enter the unit. Warm air from the hallway, not cold outside air.

Now my tenants have an air flow when their light is on. If my tenant tries to take the ceiling fan grill down and un-plug the fan, they will find the fan's power plug super glued to the internal outlet. Not going to be disconnected that easily. --47.156.xx.xx

Installing vent grills on the bathroom door - brilliant. With your permission, I will do this in a couple of homes.

Attaching ceiling fan to the light switch - tenants turn off the light/fan when they exit the bathroom, not enough time to dehumidify the bathroom. Result? more mold. --99.59.x.xxx

I did the same thing as Robert for the fan. When the light goes on so does the fan. They still have to dry off after getting out of the shower so the fan does run a few more minutes plus what other things they need to do such comb hair. In my case I would need a fan turn off delay because drying my hair takes a nano second. --75.22.xx.xx

I purchased bathroom paint and I believe it was Zinsser, but not sure. It can be tinted at the True Value hardware store that I use locally. It comes in small and medium can and I have never had that mildew in a bathroom. Most of my bathrooms have both window and vent fans but I believe the paint used is critical. Latex paint I believe, is prone to mold. --73.178.xxx.xx

I do the same as the above - bath fan and/or window. I also paint the bathrooms with bathroom/kitchen paint. It prevents mildew/mold and can just be wiped off.

It may cost a bit more but honestly - even if the tenant NEVER uses the fan or opens a window - it typically takes years for it to grow (if it even does) and if they say anything … it takes me longer to go there than to wipe it off (that's if they don't or won't do it themselves or want me to see it). --209.217.xxx.xx

Black spots, a quarter dollar size or smaller, wash well, spray with a concrobium mildew spray, open a window or use the fan longer after a shower. If repainting, use a mildew resistant paint.

If it is a huge spot, of a foot or more, then you will need to remove that area, treat and replace.

A lot of the start of mildew can be kept in check by wiping down those wet spots after a shower, and washing occasionally.

“Properly sized” would allow your room’s volume of air to be turned over 8 times in one hour. To calculate this, find your room’s cubic footage (length x width x height) then divide that by 480. Panasonic is the brand of bath fan I use. As others mentioned, wired to go on when light goes on. I contemplated putting it on a separate timer, but, I remember how long it took to train my teenager to use the one at our house. I buy the quietest one, so it doesn’t wake other family members at night. So far, so good.

In a warmer climate, like Mississippi or California, that vent in the door in addition to the fan, sounds perfect. --172.58.xx.xxx

Never call it mold - it's mildew. Mold gets people all worked up about "toxic" stuff, and they try to blame your rental for allergies and the like.

I laminate the ceiling in FORMICA.

(I have said this many times, but nobody listens).

I also wash with warm water and vinegar. Vinegar will soak into the surfaces whereas bleach will evaporate.

I love the smell of bleach but it isn't pleasant for some.
