We all have heard this one before...and sometimes, people actually DID plant a few things and all was well. But then there area the ones who "plant it and forget it" and now you've got a jungle.
Or the person who is a plant hoarder...had one who spent ALL her time planting ALL around the grounds...just tons and tons of stuff. When she finally was asked to leave (after 7 years) we had to spend $$$$$ to get rid of it all.
NOW it's actually a clause in our lease: DO NOT PLANT IN GROUND. All plants, bushes and trees must be planted in pots that can be removed at the end of your tenancy. Anything planted in the ground will be considered DAMAGE. --50.82.xxx.xx |

Yes we have been "gifted" four large raised vegetable beds. They were earthy types who also kept chickens. When they left, they left the empty beds but now who deals with them? [We let the next tenant, and he did. Got rid of them.]
One tenant planted elephant ears. These things are terribly invasive and without someone actively working on them they simply take over. GRR.
I also now specifically spell out about CLEANING SUPPLIES in my "Ready to Occupy" addendum. Under the section about cleaning out under cabinets, I added, "No one wants your cleaning supplies. Please take them with you." Okay sometimes you get good stuff, but mostly it's almost empty bottles that I then have to deal with. No, take it ALL with you. --50.82.xxx.xx |

I get asked once in a while if they can plant. Most never do.
I have one guy that moved into a unit around May/June and has done some decorating outside his apartment. He didn't ask, but I tell you what, it looks like an hgtv commercial. Absolutely gorgeous. His apartment is eat off the floor spotless as well, so I turn a blind eye to it.
It's often case by case with things and not every lease clause always get enforced the same.

One of my tenants wanted to plant a garden in their private yard area. A 30' x 25' enclosed yard. So I lent them an electric roto tiller to turn up the soil, weed and then plant seeds of tiny plants. My response is that when you move on, it costs a significant amount to undo raised beds and get the grass to grow now. If you'd like to create raised beds, you are welcome to deposit the return landscaping fee of $5000 and I'll allow you to create the garden of your dreams. Note that I call it a landscaping fee. :) So far, no one has taken me up on it. I figure for $5K, I can hire a Bobcat and grass seed.
I have a handful of people who do some container gardening, which is great. One asked for (and received) the 5 gallon paint buckets from the construction project and I saw some new tomato plants in them. --131.151.xxx.xxx |

Container gardens are FINE. And recently had a departing tenant surprise us with a wooden container built onto the deck railing. But it was nicely done and if the new resident doesn't use it it's not in the way. They did remove all plants from it. --50.82.xxx.xx |

I am not sure how to respond, weeds are quick work with large garden tool, I once had a lady who worked at a popular nursery and here yard front and side had oodles of plants - I cut roots and replanted burning bush, hosta and more I do not know the names at 8 other houses, my step-daughter sold some at her yard sale. Well there's one advantage to living in this godforsaken desert. Nothing grows but creosote bushes, palm trees and scorpions. :)
Actually we have large agri-biz. They have dozens of square miles under irrigation fed by the river. I don't know how they do it in the summer, but we get two corn crops, even watermelon is big. The indians have miles of hay and sometimes cotton.

Fire pits are popular here. They buy the same blocks on sale at Menards, dig out some dirt (so we have to re-fill), leave the cans and trash from the fire. We remove the concrete blocks because they sometimes find there way thru a window. I have a big pile of decorative blocks that I give away to anyone who will take them. We used a bunch at my church- the ladies who do the flowers were excited). Seems the pile continues to grow. Just brought in another 20 blocks.

Had a tenant plant in the strip between properties driveway and neighbors’ old garage. I had previously mulched the area, as it was a pain to mow, and grass didn’t grow well as it was north of the garage. My intention was to stick a row of large hosts along there, but tenant got plants in before Igor the hosted in. Oops! I warned that soul might be contaminated from leaf paint off the old garage.
We came to a win-win solution: I dug up another hell-strip area that was full sun and well away from buildings, put down landscape fabric, mulch, and brought a bunch of planters from my own garden hoard. Tenant moved her plants into the containers, cleared the weeds back from the other area, and added landscape fabric, I brought more mulch. This fall I’m finally going to get the hosta planted.
Positive thing about it is tenant has been less afraid to bring things up since then. But, yeah, the containers are now pretty over run with weeds. But, then again, my own garden looks less than spectacular this year. Too many mosquitoes!

We bought several houses in a marginal area, fixed up the inside, and rented to refugees who were farmers. We planned to get around to the overgrown outsides once we had tenants in place, but never got to it. They were like goats. The grandmas and grandpas in the multigenerational families cleared out everything in the yard, including small trees, and planted every inch. It's not HGTV, but the neighborhood is such that nobody complains. And our lawn maintenance costs are zero! --204.210.xxx.xxx |
