Once upon a time, there was a local ll who owned hundreds of properties in a couple of states. His game was rent-to-own. However, he wasn't focused with his renovations, and spread himself too thin--- and the banks foreclosed on him, he went to jail, etc, etc, etc.

He's been back for several years, and is working hard at trying to grow. He had asked us to join forces with him-- we politely declined, because RTO wasn't our game. He's growing pretty steadily for someone who the banks won't touch, mostly via tax resales, and is pretty good at working the grapevine and getting some pretty desirable properties before they go public. I wish him the best.

However, for the people I've hired who have also done work for him--- everyone's got a story about how they did work but never got paid for it. Normally, either the people have too much dignity to make an issue about it, but swear him off for good... or they've had enough run-ins with the police that he's confident they're not going to get law enforcement involved in their private dispute.

I'm sitting here at 10 pm on a Friday, and the police radio just went off, asking a policeman to go to such-and-such address, because the RP has been doing work for Mr. So-and-So, who isn't paying him as agreed...

It's amazing, how in a small town, reputation is everything--- and yet Mr. So-and-So never seems to be lacking people to work for him. But there's yet another Guy With An Anecdote About The Time He Didn't Get Paid...

Moral of the story, be good to the people you rely on to keep your biz running.

(In other news, heard them call an ambulance for another tenant's nephew the other day... It happened to be one of the ones I visited yesterday with a broken branch. "How's everything?" "Oh, everything's going great...!" But the real reason we got it was to monitor the volunteer fire department...) --96.46.xxx.xx

I will chime in from the part time radio service corner, you can still hear police and fire calls with a scanner, the days of using crystals to choose what you hear was expensive and thankfully faded away with the programmable type, they can hear airline on the ground - sometimes the ground crews loading and fueling planes, snow plows both surface roads and highways, police and fire dispatch, sometimes you can find cement and dairy delivery people as well, many large metro cities use a trunked operation so do a little research online so you can get the correct style to match your area. You can also find pocket size scanners to listen to pit crew race teams just like you hear it on the nascar televised races. --76.188.xxx.xx

Add to the list, the local school's bus fleet. And the airplanes (even in the air) from the local airport and the air traffic controllers. The local train yard. The local utility trucks.

When there are lots of siren's going (like last night in our country area) you can know of any emergency situations while they are happening. During storms, you have a heads up of where there is flooding, road closure, trees down etc. --108.44.xx.xx

My dad used to listen to the scanner all the time. Then I started after he passed. Eventually the police got a signal that won't be picked up by scanners. One night I had the scanner on and heard a low voice asking for several police cars by number to help him because he was an officer in trouble. No one replied so I called the police and told them what I heard, that an officer was in trouble by the college and I gave the despatcher the car numbers he wanted. She said "those are the black officers". They sent out the cars and found him dead of a massive heart attack in his car near the college." I was the last person to hear his voice. --73.178.xxx.xx

Our town has a (invitation only) FB group that keeps tabs on everything. We have several shut-ins and hams who monitor all the various radio frequencies for us. The mayor, cops and govt officials belong. They post everything in real time. We have about 6 people who provide video of most big events - like if a burro hits a car, or someone fails to use their blinker. ;)

Anyway, we have several "crime families" that revolve through the jail. One criminal that is constantly in our sights lately was renting houses he didn't own, among other things. Then yesterday he accosted one of our ham operators in the market over his legit service dog. He's an older disabled man who performs an incredible service to our town. Today the discussion is half serious as to if an entire town can get a restraining order on the guy! Can you imagine being such a low life an entire town wants to tar and feather you? Shakes head.

Due to my F/T job, I have to be on the radio, guess lots of people moniter scanners, on more than 1 occasion people have told me they know my voice from the scanner, kinda creepy.

@JB, in our town, the tornado sirens do double-duty. If there's a tornado, they go off with one signal; if there's a fire, they make a different noise pattern. Needless to say, there's a lot more fires than tornados!

We lost our first house to fire in December of 2012. Ever since then, whenever the signal goes off for a fire--- I get really paranoid. Is it one of ours again? And so I'd drive around for about 15-20 minutes, putting eyes on all our properties, to make sure that everything's good.

Eventually, I decided it would be easier if we just got a scanner and kept it for background noise. So now I know if the signal is referring to "grass fire east of town", or "abandoned house at [address]", and I know it's not us, and it's not near anything that would affect us.

So there's a lot more peace of mind.

When I lived in D/FW, even in the early 2000's, they had a cool tracking tool where you could see where different fire trucks were being dispatched to all around the city. I would totally love for something like that in my town! Or some sort of emergency-notification-emails, like we get with severe weather-- something that would say "severe flooding over at [address]" or "house fire at [address]" or whatever. But since the information isn't publicly presented to the citizens-- I have to do my best to keep up in the way that I can. --96.46.xxx.xx
