She texted later, "If we sign a two-year lease, would you reduce rent?" I said, "Would you take less pay if you were guarenteed your job for two years? I don't think so, because you know you could find another one. And I'm sure we can find another resident for this place."

She replied, "LoL good point never thought of it that way! Can we have an application?"

WMH [NC], I've been asked the same question.

I told them if they sign a two year lease that they have the guarantee that their rent will not go up for two years.

One man, who didn't rent from us, stated, "Oh, you're good." However, I have had others who did sign the lease. --99.165.xx.xxx

I did reduce $25 a month because this is a cabin on a property with two others that are much better LOL but I was asking the same price. Just to see if I could get it. But I felt guilty about it, honestly...so I told her, "I will reduce $25 per month for one year because the unit doesn't have a tub, only a shower, and the other two have a tub."

I do one better. I tell the applicants that if they pay the rent for 12 months on time, post marked envelope or direct deposit with the 1st of the months date, then after 12 months, I will give them the 13th month at half price. Then after another 12 months of perfect payment, they will get another discount. Since no one is perfect, the counting starts over unit there was 12 months with a perfect payments. --47.156.xx.xx

I am actually leaning more and more away from anything but a month to month lease. As you know, collecting in Nc is difficult if not impossible. I still do an initial one year lease, but I couldn't adequately explain why, if asked. More and more I believe that a long term lease protects the tenant more than it helps me. Seems like maybe it's a psychological motivation, to pay and stay, at best. I would never even consider a two year lease.

My guess is, from your post, that you have a higher end clientele, and hopefully they are much more collectible than my "professional tenant", pool.

As a side note, I always enjoy when someone tries to negotiate w me. It happens so infrequently that it is a breath of fresh air, if done correctly. The ones that attempt to negotiate by insulting (nitpicking) a home are the worst! (and a great way to be instantly rejected) I don't think we Americans try to negotiate enough.

BRAD funny you mentioned "the clause". As a matter of fact we have that clause. When we renew a rental contract we send out an offer to renew or go month to month. Month to Month is typically 150.00 more. Should tenant select renewal at the lower rate and not make it to term-- the lease clause states that if tenant has taken the renewal rate and doesn't complete the term-- the rent savings is now due. If you don't do that how can you keep people from renewing with the intention of leaving before lease end? So along with the lease cancel fee, loss of deposit they also have to send in the difference in price they took. --99.103.xxx.xxx

1Gr81, I go with an annual lease because M2M in NC only requires 7 days notice before end of current term (month) to cancel, as I'm sure you know. That's not enought time to advertise, vet and secure a new quality tenant. Annual requires 30 days minimum by law or whatever the lease says, and we put 60 days in our leases.

Sure, someone can still break a lease and leave early but at least I can retain their security deposit for lost rent. With a M2M, they could legitimately have told me *yesterday* they are leaving end of month, and I could not retain any money for lost rent/monetary damages.

Most of our tenants give us proper notice because they want that deposit back. --50.82.xxx.xx
