Continuation: HATE 1 and 2.

So husband was home wife at work. Pulled up with mower on trailer and started mowing. Looked in window and saw him sitting on couch. Sheriff shows about 20 minutes late. Tenant came out and said "it didn't have to be this way". Told him we had nothing to say sheriff would be here shortly. When sheriff arrives tell him about guns in house, pit bulls (2) disposition of tenant. Asked sheriff to lock up dogs in bathroom until they got leashed. Took 6 of us 50 minutes to bag and drag stuff to right of away. Dog feces was everywhere and nasty nasty nasty interior. Yes to young children in the home--. Who lives with their kids -- crawling-- Ike this???

Husband tenant said again and again how we kept them from renting elsewhere-- reminded him again and again he was the one that CAUSED that history not us.

Nailed doors shut-- turned off all services-- hung do not trespass signs. Had sheriff walk tenants thru home to show nothing inside-- which isn't required but we find good practice. Tomorrow yank carpet, clean stuff left in yard that they didn't want and start turning.

Any questions. This is one of the quickest evictions we've ever done. Filed on 5th- they answered court but late- requested writ of possession and than used a canceled set out from toady's date- from another property - switched to this property in 2 days. Today is 21st with initial filing the 5th???? Pretty good. (Great)

Had tenant not answered late-- we'd still be waiting on court-- and THERE CHANCE TO TELL THEIR SIDE OF THE STORY FOR NOT PAYING RENT.

I can't believe one of our LL's thought it was right to delay and give tenants chance before judge????? That I don't get. --99.103.xxx.xxx

Thank you so very much for taking the time to post the details on what happened. I was rather worried about what would ensue, and luckily, the tenant's behavior seemed civil to his credit?

Anyway, I'm glad that you will be able to clean things up immediately to rerent the place. Indeed, who lets two children live in such conditions?

By any chance, did the ex-tenant show any signs of being such a deadbeat payer during the screening process? Anyway, thank you very much again and best of luck with the prospective tenants when the place is ready to rent. --107.3.xxx.xxx

They had a few rocky spots during the process. We took them because our policy is you may be a deadbeat but if you have a good job (garnishable) your in. She is a supervisor at Chase and has been for years.

They started out pretty good-- then beginning of 2017-- couple of time we had to call for rent-- that's usually the beginning of problems and it held true in this case. Filth is another thing. Once we saw the house keeping going down hill back in July-- their lease was up and we didn't renew them. Lawn violation letters started along with blinds hanging off windows-- place outside looked like Cr**.

Probably 2 to 3 grand in damages beyond wear and tear. --99.103.xxx.xxx

Great real life story! Congrats on a quick process. Great example of "staying on top of it", like calling the sheriff to use the open time slot.

This also demonstrates you probably have a decent relationship with the sheriff's dept. I was afraid they would stick to the paperwork in front of them for the other set out.

Your comment "our policy is you may be a deadbeat but if you have a good job (garnishable) your in" makes me very nervous!

Another fantastic example of why the 2 Minute IN Home Visit is crucial. Would have saved you a lot of cleanup.

Yes we always wanted that perfect person. NOW not so much. We had almost 350,000 in collectable accounts--- starting about 6 years ago. We took over control of that and we now have about 100K left-- thats 250K collected. The 100K left is for those we either can't find (in jail) or don't make enough for a percent to be taken out. My safety deposit box flows over. Ex: this month we've collected 6K from past tenants and there bosses.

I will not take credit for that. My collection guy is a pit bull and rottie all rolled into one. He loves judges and tenants attorneys trying to help their charges he eats for lunch. He had one attorney ask if he could come work for him (work for my manager).

Judges don't like that he's not an atty doing this and he brings in affidavits showing he is working on behalf of the FLP. --99.103.xxx.xxx

That's how different-- different parts of the country are Still Learning. Here we stress to tenants if it's in the yard people will come steal it-- so either move yourself or get truck.

Second-- code enforcement follow sheriff-- They were there today--- once in yard right of way they write summons-- remove in 24hrs or you get a fine. We move to dump. To me I would get a roll off on site- load it us and call for pick up. --99.103.xxx.xxx

I must say this is really fast, my county record is 21 days - I matched it once when the dates all aligned just right, you actually did it in 17 days! FAST -- it was unbelievable. Yanking out carpets this morning (and pad) will treat slab with odor ban. The trash left in yard that tenant didn't take will go to curb and we have the county trash coming for it-- you know the prisoners who work outside the walls doing big trash pick ups.

My crew emptied out this house (1200sqft and garage) in 45 minutes. The sheriff couldn't believe it. 2 women bagging 4 men disassembling beds tv stands taking out washer dryer and loaded bags-- one thing that bothered me-- sheriff was helping tenant load large heavy sofas and refrig onto U haul. That's not his job but who am I to say "tenant had 2 weeks to move --- why you risking hurting yourself"? Another crutch provided to the "IT'S ALL ABOUT ME" BUNCH. Wilma-- the neighbors all seem to know what the kids were living in. No one calls because no one will do anything to get in the eye of the neighbors, authority's or RETAIATION.

I will say this: when things go down hill-- it happens quickly.
