I know it depends on many reasons, some of which are out of our control, but on the average:

1. How many prospective tenants call/text/email you for a vacant apt? vacant house?

2. How many people fill applications?

Very similar to Sisco's numbers. It's all a numbers game these days, which is why I seek to automate as much as possible to avoid wasting time.

The host of a BP podcast has a system he follows in stages. The numbers in parenthesis give a general breakdown of how many pass thru the stage.

1) Generate (100)

2) Evaluate (20-30)

3) Pursue (5)

In Oregon, my rents on most of my places were on the low end. Contacts, about 150. Ad only running 1-2 days.

People who would show up to view, about 50. Applications about 30. Qualify, maybe two groups. Qualify and sign rental agreement, one family (approximately two adults).

In Idaho, better class of rentals, higher rent, maybe five calls, one family to put in an application and qualify.

It sure is nice to be above the price level for the undesirable desperate scum. --174.216.x.xx

Charlie, in Central Oregon vacancy rate was less than one percent. That's why so many contacts, because there is next to nothing available.

I've seen fewer than 20 vacancies sted in a town close to 100,000 population. Sort it out by price and I might have the only vacancy in the price band. --174.216.x.xx

For a vacancy, we can get 40-50 calls depending on season. Show to 5 or less and first person to turn in app usually qualifies. Screen by phone calls and tell people upfront if they will not qualify (usually due to income, smoking, pets, poor credit ). Unlike some of you, so far have not had many people lie. Well they may lie but when they find we do credit/background checks they lose interest. Only twice in 15 years have we turned someone down because of what showed up on credit/background check. --74.140.xxx.xxx
